BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1. That Schedule "A" is hereby amended by changing the zoning category on the lands shown
in shading on Schedule "A" attached hereto and forming part of this By-Jaw, from "Service
Commercial (C3) Zone (Urban)" to "Shopping Centre Commercial (C4-17) Exception Zone".
2. That Section 23 is hereby amended by adding the following as Section 23.17: "Shopping
Centre Commercial (C4-17) Exception Zone".
23.17.1 Uses Permitted
gasoline bars
banks or financial establishments
business and professional offices
drug stores
dry cleaning distribution stations or depots
libraries, post offices and government administrative offices
laundries '
medical and dental laboratories
places of entertainment, provided the use complies with the requirements of all
applicable regulatory and/or licensing by-laws of the Town of Aurora
personal service shops
retail stores
supermarkets
1 apartment suite per shopping centre for caretaker accommodation in accordance
with the provisions of Section 7.4
clinics, restaurants, and take-out restaurants, provided the combined floor area of all
restaurants and clinics does not exceed twenty percent of the total commercial floor
area
Notwithstanding the above, the 800 square metre basement area for the subject building shall
be used for storage purposes on! y.

23.17.3 Notwithstanding the provisions of Section 6.3, the minimum lot frontage for a
automobile service station shall be 27 metres while the daylight corner shall be
provided by measuring a distance of 12 metres in both directions from the
intersection of street lines. All other provisions of Section 6.3 shall apply.
3. No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Explanatory Note
Re: Zoning By-law Number 3879-97.D
By-law 3879-97.0 has the following purpose and effect:
To amend By-law2213-78, the Zoning By-law in effect in the Town ofAurora to rezone the subject
lands, being Part of Lot 77, Concession 1 EYS, and municipally known as 14729 Yonge Street, from
"Service Commercial (C3) Zone (Urban)" to "Shopping Centre Commercial (C4-17) Exception
Zone". The purpose of the amendment is to broaden the range of uses permitted on the lands.
Exceptions to the C4 zone standards are as follows: a reduction in the minimum required front yard
from 12.0 metres (39ft) to 10.55 metres (34.6 ft), in the minimum required interior side yard from
7.5 metres (24.6 ft) to 0.73 metres (2.4 ft.), and in the minimum required lot frontage from 30.0
metres (98 ft) to 27.0 metres (89ft). In addition, the minimum lot frontage for a service station in
accordance with Section 6.3 shall be 27 metres (88.6 ft) while the daylight triangle shall be measured
at 12 metres (39.4 ft).

I, Lawrence Allison, hereby certify that the notice for By-law #3879-97.D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 17th day of December,
1997, was given on the 23rd day of December, 1997, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-
Council under subsection (18) of section 34 of The Planning Act (1990). I also certify that the
20 day appeal period expired on the 12th day of January, 1998, and to this date no notice of
appeal of the By-law has been filed by any person in the office of the Clerk.
