THE CORPORATION OF THE TOWN OF AURORA

BEING A BY-LAW to amend
By-law No. 22I3-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT the zoning category applying to the lands shown in dark outline on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "Rural General
(RU) Zone" to "Rural Residential (RR-10) Exception Zone".
2) THAT Section 8 is hereby amended by adding the following as Section 8.12 "Rural
Residential (RR -1 0) Exception Zone":

been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Explanatory Note
Re: Zoning By-law Number 3855-97.D
By-law 3855-97.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject
lands, being Part of Lot 16, Concession 3, municipally known as 1680 VandorfSideroad, east of
Leslie Street, from "Rural General (RU) Zone" to "Rural Residential (RR-1 0) Exception Zone". The
purpose of the amendment is to recognize intended lot divisions for a total of three lots for single
detached residential purposes. The amendment would fulfill conditions of consent respecting two
severance applications (for a total of three lots) which were conditionally granted by the Town of
Aurora Committee of Adjustment. Special provisions are proposed which stipulate a minimum lot
area of 2.5 hectares (6.2 acres), a minimum lot frontage of 70 metres (230 ft.), and a minimum
setback of all buildings of30 metres(98.4 ft.) from the east branch of the Holland River.

I, Lawrence Allison, hereby certify that the notice for By-law #3855-97 .D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 27th day of August, 1997,
was given on the 4th day of September, 1997, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-
Council under subsection (18) of section 34 of The Planning Act (1990). I also certify that the
20 day appeal period expired on the 24th day of September, 1997, and to this date no notice of
appeal of the By-law has been filed by any person in the office of the Clerk.
