AMENDMENT NO. 18
TO THE
OFFICIAL PLAN FOR THE
TOWN OF AURORA
This official plan document which was adopted by the Council of the Corporation of the Town
of Aurora is approved pursuant to Section 17 of the Planning Act.
As provided in the Planning Act, as amended, this decision is now final and the official plan
document came into force on the date indicated on this certificate.

BEING A BY-LAW to adopt Official Plan Amendment No. 18
The Council of the Corporation of the Town of Aurora, under Section 17 (6) of the Planning Act,
RSO 1990 Chapter P. 13 as amended, hereby enacts as follows:
1. Official Plan Amendment No. 18 for the Town of Aurora, consisting of the attached
explanatory text and schedules, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the Regional
Municipality of York for approval of Official Plan Amendment No. 18 for the Town of
Aurora.
3. This By-law shall come into force and take effect on the day of the final passage thereof.
READ A FIRST AND SECOND TIME THIS 12TH DAY OF FEBRUARY, 1997.

PART 1-THEPREAMBLE
1.0 INTRODUCTION
This part of the Amendment entitled Part 1 -The Preamble, introduces the Amendment and
describes the context and planning process leading to the document's preparation. It is for
explanatory purposes only and does not form part of the Amendment.
2.0 PURPOSE
The purpose of this amendment is to change the land use designation on the subject lands shown
on Schedule "A" attached hereto and forming part of this amendment from "Estate Residential"
to "Suburban Residential" and "Public Open Space" and to establish site specific policies to
permit the use of the lands for a maximum of eleven single detached residential units.
3.0 LOCATION
The subject lands affected by this amendment are located on the south side of St. John's Sideroad
West to the east of Bathurst Street. The legal description is as follows: Lots 76 through to 79
inclusive, Registered Plan 65M-2781.
4.0 BASIS
Council has enacted this amendment in response to the following:
4.1 The proposed development is in keeping with the Suburban Residential policies and
provisions of the Aurora Official Plan.
4.2 The site is located within close proximity to collector and arterial road networks, thus
providing convenient access to neighbouring commercial, recreational and other
community facilities in the area. The site is adequately serviced by existing schools, parks,
utilities and other social services.
4.3 The redevelopment of the lands is compatible with existing large lot single detached
residential development abutting the subject lands to the south.
PART 2-THE AMENDMENT
1.0 INTRODUCTION
All of this part of the document entitled Part 2-The Amendment, consisting of the following
text and attached maps, Schedules "A" (Land Use Plan), constitute Amendment No. 18 to the
Official Plan for the Town of Aurora.
2.0 DETAILS OF THE AMENDMENT
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): The area indicated on Schedule "A" attached hereto and forming part of this
amendment, being Lots 76 through to 79 inclusive,Registered Plan 65M-2781, are
hereby redesignated from "Estate Residential" to "Suburban Residential" and "Public
Open Space"
Item (2) That Schedule "H" -Site Specific Policy Areas, is herby amended to include and
reference the subject lands as 3.1.4.o, as shown on Schedule H attached hereto and
forming part ofthis amendment.
Item (3): Section 3.1 (Residential, Housing: Urban, Suburban, Estate Residential, Supply, Site
Specific Policy Areas) is hereby amended by adding the following as Section 3.1.4.o:
The following policies apply to the lands designated "Suburban Residential"on Lots 76 through
to 79 inclusive, Registered Plan 65M-2781 as shown on Schedule "A" and "H" attached hereto
and forming part of this plan.
i) The lands may be developed for a maximum of eleven lots each having a minimum lot area
of0.2 hectares (0.5 acres).
ii) The subdivision/site plan agreement and applicable zoning provisions shall provide for the
implementation of effective measures to to ensure compatibility with, and to mitigate the
effects of, development on existing residential lands to the south. The development shall .
incorporate acceptable floor area requirements and building separation distances, and the
use of other measures such as fencing, berms, construction materials and landscaping as
considered appropriate by the Town of Aurora to ensure adequate screening between the
proposed and existing residential uses.
iii) The lands shall be developed on the basis of full municipal water and sanitary services.
Accordingly, prior to any development occurring, all recommendations as indicated within
a site servicing report as approved by the Public Works Department shall be adhered to.
iv) The subdivision/site plan for the development shall ensure high standards in the conceptual
design of the buildings, their massing, siting, and exterior access.
v) It shall be the policy of this plan to zone the lands designated "Suburban Residential" and
"Public Open Space" as noted on Schedule "A" in an appropriate zoning category with
specific provisions to ensure implementation in accordance with the policies of this plan.
3.0 IMPLEMENTATION AND INTERPRETATION
3.1 The implementation and interpretation of this Amendment shall be in accordance with the
respective policies of the Aurora Official Plan, Zoning By-law, Subdivision and Site Plan
Agreements and a private Shared Facilities Agreement.

EXPLANATORY NOTE
Re: Official Plan Amendment Number 18
Official Plan Amendment Number 18 allows for the redesignation of the subject lands from
"Estate Residential" to "Suburban Residential" and "Public Open Space". The purpose of the
amendment is to establish site specific policies to permit the use of the lands for a maximum of
eleven single detached residential units. Provisions within the document specifY that each lot
must have a minimum lot area of 0.2 hectares (0.5 acres), that development shall incorporate
effective measures through a site plan or subdivision agreement to ensure high standards in the
conceptual design of the buildings and compatibly with existing residential lands to the south,
and that the lands be developed on the basis of full municipal servicing. The "Public Open
Space" designation applies to the existing storm water management facility.
