BEING A BY-LAW to amend
By-law No. 2213-78
Millennium Homes
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT the zoning category applying to the lands shown in dark outline and diagonal hatching
on Schedule "A" attached hereto and forming part of this By-law is hereby amended from
"Detached Dwelling Second Density (R2-62) Exception Zone" to "Detached Dwelling First
Density (R1-20) Exception Zone".
2) THAT the zoning category applying to the lands shown in dark outline and dot pattern on
Schedule "A" attached hereto and forming part of this By-law is hereby amended from
"Detached Dwelling Second Density (R2-62) Exception Zone" and "Detached Dwelling First
Density (R1-20) Exception Zone" to "Detached Dwelling Second Density (R2-63) Exception
Zone".
3) THAT Section 11 is hereby amended by adding the following as Section 11.65 "Detached
Dwelling Second Density (R2-63) Exception Zone".
11.65.1 Uses Permitted
In accordance with Section 11.1 hereof.
11.65.2 Zone Requirements
11.65.2.1 Lot Specifications
In accordance with Section 11.2.1 hereof.
11.65.2.2 Siting Specifications
In accordance with Section 11.2.2, with the exception of the following:
Front Yard (minimum) 9 metres
11.65.2.3 Building Specifications
In accordance with Section 11.2.3, with the exception of the following:
Height (main building) (maximum) 9 metres
Floor area (maximum), inclusive of garage 427 square metres

Explanatory Note
Re: Zoning By-law Number 3743-96.D
By-law 3743-96.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the
subject lands, being Part of Lot 79, Concession 1 WYS, from "Detached Dwelling Second Density
(R2-62) Exception Zone" and "Detached Dwelling First Density (Rl-20) Exception Zone" to
"Detached Dwelling Second Density (R2-63) Exception Zone". The limits of the proposed zone
boundary would be consistent with a severance proposal for a single detached dwelling proposed on
the subject lands. With regard to the zone standards, the maximum permitted height for the main
building is proposed to be amended from 8 metres (26.2 ft.) to 9 metres (29.5 ft.). The minimum
front yard setback is proposed to be amended from 6 metres (19.7 ft.) to 9 metres (29.5 ft.), and the
maximum permitted floor area is proposed to be 427 square metres (4,600 square feet), inclusive of
garage area.
In addition, a small portion of land at the southwest portion of the landholding is proposed to be
rezoned from "Detached Dwelling Second Density (R2-62) Exception Zone" to "Detached Dwelling
First Density (Rl-20) Exception Zone" in order to be consistent with the zoning currently in place
on this remainder parcel.

AFFIDAVIT UNDER SECTION 34(22) OF THE PLANNING ACT (1990)
I, Lawrence Allison, hereby certify that the notice for By-law # 3743.96.D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 28th day of August, 1996,
was given on the lOth day of September, 1996, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the 20
day objection period expired on 30th day of September, 1996, and to this date no notice of
objection to the By-law has been filed by any person in the office of the Clerk.
