OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law nwnber 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1. That Section 31.7 .1 is hereby amended by:
a) Amending subsection 31.7.1.i by deleting the words "may be erected for a period
of no longer than three years from the date of passing of this by-law" and
replacing them with the following; "may exist for a period of time not to extend
beyond December 21, 1996".
b) Deleting the contents of subsection 31.7 .l.ii and replacing them with "A cart
storage barn having a maximwn floor area of 400 square metres."
c) Adding the following to the end of subsection 31.7 .1:
iii) A Temporary Sales Office building having a maximwn floor area of 400
square metres, of which 200 square metres at the basement level may be
used for cart storage, in addition to a covered porch having a maximwn
floor area of 170 square metres that may exist for a period of time not to
extend beyond December 21, 1996.
iv) A service barn having a maxirnwn floor area of 600 square metres.
2. That Section 31.7 .2.2 Siting Specifications is hereby amended by:
a) Adding the following to the beginning of the Section:
"For the purposes of this by-law, the Front Lot Line shall be St. John's Sideroad
East."
b) Deleting the contents of subsection 31.7 .2.2.ii and replacing them with the
following:
ii) Cart Storage Barn
In accordance with Section 31.2.2 except that the minimwn front yard setback
shall be 0.9 metres and the minimwn side yard setback shall be 62.0 metres.
c) Adding the following to the end of subsection 31.7.2.2:

iii) Temporary Sales Office
In accordance with Section 31.2.2 except that the minimwn front yard setback
shall be 60.0 metres, the minimwn side yard setback from the eastern property
line shall be 36.0 metres arid the minimwn sideyard setback from the western
property line shall.be 390.0 metres.

iv) Service Barn
In accordance with Section 31.2.2 except that the minimum front yard setback
shall be 9.0 metres, the minimum side yard setback from the eastern property
line shall be 400 metres and the minimum side yard setback from the western
property shall be 12.0 metres.
That Section 31.7 .2.3 is hereby amended by deleting the contents of that section and
replacing them with the following:
"Notwithstanding the provisions of Section 6.26, the minimum parking required for the
golf course, temporary clubhouse building and Temporary Sales Office shall be 150
spaces."
4. No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the
day of passing thereof.

Explanatory Note
Re: Zoning By-law 3597-95.0
By-law 3597-95.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, by amending the
provisions of the "Major Open Space (0-10) Exception Zone" applying to the subject lands being
Part of Lot 86, Concession I E.Y.S., municipally known as 368 St. Johns Sideroad East. The
amendment is to permit the construction of a Temporary Sales Office and a service barn on the
lands subject to specific floor area and siting specifications. The time period for the Temporary
Sales Office and temporary clubhouse expires on December 21, 1996. In addition to the above,
the number of required parking spaces for the site has been amended to !50.

I, Lawrence Allison, hereby certify that the notice for By-law #3597-95.D of the Corporation
of the Town of Aurora, passed by the Council of the Corporation on the 11th day of January,
1995, was given on the 13th day of January, 1995, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the
20 day objection period expired on the 2nd day of February, 1995, and to this date no notice of
objection to the By-law has been filed by any person in the office of the Clerk.
