BYLAW - Amend 2213 78 (McCutcheon) - 19950628 - 363995DMcCutcheon THE CORPORATION OF THE TOWN OF AURORA By-law Number 3639-95.D BEING A BY-LAW to amend By-law 2213-78. WHEREAS it is deemed advisable to amend By-law Number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: I) That the zoning category applying to the lands shown in the shading on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Rural General · (RU) Zone" to "Rural General (RU-9) Exception Zone". 2) That Section 29 is hereby amended by adding the following as Section 29.4.12, "Rural General (RU-9) Exception Zone". 29.4.12.1 Uses Permitted all uses permitted under Section 29 .I hereof with the exception of churches or places of worship a maximum of two detached dwelling units. 29.4.12.2 Zone Requirements 29.4.12.2.1 Lot Specifications In accordance with Section 29 .2.1 hereof. 29.4.12.2.2 Siting Specifications ~!. The eastern dwelling unit shall be sited in accordance with the following minimum setbacks: From eastern property line II 0 metres From western property line 575 metres From northern property line 30 metres From southern property line 45 metres The western dwelling unit shall be sited in accordance with the following minimum setbacks: From eastern property line 325 metres From western property line 350 metres From northern property line 40 metres From southern property line 9 metres Accessory buildings or structures shall be sited in accordance with the following specifications: I) Within the building envelopes defmed by the siting specifications for the eastern dwelling unit as stated above; or 2) Within the area defmed by the following minimum setbacks: From eastern property line 210 metres From western property line 4.5 metres 1 From northern property line 9 metres From southern property line 9 metres 29.4.12.2.3 Building Specifications In accordance with Section 29.2.3 hereof. 3) No part of this By-law will come into effect until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take etiect from the day of passing thereof. PASSED THI .&S tf..oAv I I SCHEDULE "A" TO BY-LAW NO. 3639-95.0 Explanatory Note Re: Zoning By-law Number 3639-95.0 By-law 3639-95.0 has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject lands being, Part Lot 13, Concession II, and municipally known as 14088 Leslie Street, from "Rural General (RU) Zone" to "Rural General (RU-9) Exception Zone." This By-law permits the lands to be used for all uses permitted in the "General Rural (RU) Zone" with the exception of churches or places of worship and a maximum of two detached dwelling units. The By-law-requires that the eastern detached dwelling unit be located a minimum of 110 metres (360.9 feet) from the eastern property line; a minimum of 575 metres (1919.3 feet) from the western property line; a minimum of 30 metres (98.4 feet) from the northern property line; and a minimum of 45 metres (147.6 feet) from the southern property line. The western detached dwelling unit shall be located a minimum of 325 metres (1066.3 feet) from the eastern property line; a minimum of 350 metres (1148 feet) from the western lot line; a minimum of 40 metres (131.2 feet) from the northern property line; and a minimum of 9 metres (29.5 feet) from the southern property line. I also certify that the 20 day objection period expired on 8th day of August, 1995, and to this date no notice of objection to the By-law has been filed by any person in the office of the Clerk.
