THE CORPORATION OF THE TOWN OF AURORA

BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
I) THAT the zoning category applying to the lands shown in dark outline on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "General Industrial
(M2) Zone" to "Semi-Detached and Duplex Dwelling Third Density Residential (R3-12)
Exception Zone", "Row Dwelling Residential (R6-33) Exception Zone" and "Environmental
Protection (E.P .) Zone" more particularly described on Schedule M attached hereto and
forming part of this by-law.
2) THAT Section 12 is hereby amended by adding the following as Section 12.14 "Semi-:
Detached and Duplex Dwelling Third Density Residential (R3-12) Exception Zone".

12.14.2.2.1 Notwithstanding the provisions of Section 6.48.1, the required minimum

lot line between an attached pair of dwelling units shall be nil for the main
building and the garage.

General

six (6) units of row housing shall be attached in a continuous row in any row
development.
Parking
Notwithstanding the provisions of Section 6.26.1.2, the minimum required
parking shall be two spaces per unit and the required parking set aside for and
visually identified as visitors' parking shall be nil.
4) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Explanatory Note
Re: Zoning By-law Number 3655-95.D
By-law 3655-95 .D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the
subject lands, being Part of Lots 83 and 84, Concession 1 E.Y.S., from "General Industrial (M2) ·
Zone" to "Semi-Detached and Duplex Dwelling Third Density Residential (R3-12) Exception Zone",
"Row Dwelling Residential (R6-33) Exception Zone" and "Environmental Protection (E.P .) Zone".
The amendment is to permit the development of the lands as a Plan of Subdivision comprised of
30 row house and 6 semi-detached units. The lot, siting and building specifications for the
standard R3 and R6 zones and the R3-12 and R6-33 zones are set out on the attached pages.

of the Town of Aurora, passed by the Council of the Corporation on the 15th day of November,
1995, was given on the 24th day of November, 1995, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the
20 day objection period expired on 14th day of December, 1995, and to this date no notice of
