BYLAW - Amend 2213 78 (MAple Leaf Old Yonge Street) - 19951115 - 365595DMaple Leaf(Old Yonge) THE CORPORATION OF THE TOWN OF AURORA By-law Number 3655-95.D BEING A BY-LAW to amend By-law No. 2213-78 WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: I) THAT the zoning category applying to the lands shown in dark outline on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "General Industrial (M2) Zone" to "Semi-Detached and Duplex Dwelling Third Density Residential (R3-12) Exception Zone", "Row Dwelling Residential (R6-33) Exception Zone" and "Environmental Protection (E.P .) Zone" more particularly described on Schedule M attached hereto and forming part of this by-law. 2) THAT Section 12 is hereby amended by adding the following as Section 12.14 "Semi-: Detached and Duplex Dwelling Third Density Residential (R3-12) Exception Zone". 12.14.1 12.14.2 12.14.2.1 12.14.2.2 Uses Permitted -one semi-detached dwelling unit per lot -private home day care Zone Requirements Lot Specifications Lot Area per pair of units (minimum): Lot Frontage (minimum): -per pair of units -per unit 450.0 square metres 13.5 metres 5.6 metres Notwithstanding the provisions of Section 3.74, the lot frontage shall be measured on a line ten (I 0.0) metres back from and parallel to the chord of the lot frontage. All other provisions of Section 3. 74 shall apply. L. 3 Explanatory Note Re: Zoning By-law Number 3655-95.D By-law 3655-95 .D has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject lands, being Part of Lots 83 and 84, Concession 1 E.Y.S., from "General Industrial (M2) · Zone" to "Semi-Detached and Duplex Dwelling Third Density Residential (R3-12) Exception Zone", "Row Dwelling Residential (R6-33) Exception Zone" and "Environmental Protection (E.P .) Zone". The amendment is to permit the development of the lands as a Plan of Subdivision comprised of 30 row house and 6 semi-detached units.
