BYLAW - Amend 2213 78 (Dekkema Gervais) - 19950524 - 362895D(Dekk:ema Gervais) THE CORPORATION OF THE TOWN OF AURORA By-law Number 3628-95.D BEING A BY-LAW to amend By-law 2213-78. WHEREAS it is deemed advisable to amend By-law Number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1) THAT the zoning category applying to the lands shown in shading on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Detached Dwelling Second Density Residential (R2-41) Exception Zone" to "Detached Dwelling Second Density Residential (R2-61) Exception Zone". 2) THAT Section 11 is hereby amended by adding the following as Section 11.63 "Detached Dwelling Second Density Residential (R2-61) Exception Zone". 11.63.1 11.63.2 11.63.2.1 11.63.2.2 11.63.2.3 . ~!. USES PERMITTED In accordance with Section 11.1 hereof. ZONE REQUIREMENTS Lot Specifications Lot Area (minimum) Lot Frontage (minimum) Siting Specifications Front Yard (minimum): Main Building Garage Rear Yard (minimum) Interior Side Yard (minimum) one or two storeys: on one side on the other side Exterior Side Yard (minimum): Main Building Garage Building Specifications 270.0 square metres 9.0 metres 4.5 metres 6.0 metres 7.5 metres 0.6 metres 1.2 metres 3.0 metres 6.0 metres In accordance with Section 11.2.3 with the exception that the maximum lot coverage of all buildings and/ or structures excluding open-sided roofed porches not exceeding one storey in height, with or without foundation, in the front and/ or exterior side yards shall be 40 percent and the maximum lot coverage including the open-sided roofed porches shall be 44 percent. -2 - 3) That Sections 11.56 and 11.60 are hereby amended by deleting the contents of subsections 11.56.2.3 and 11.60.2.3 and replacing them with the following: "Building Specifications In accordance with Section 11.2.3 with the exception that the maximum lot coverage of all buildings andi or structures excluding open-sided roofed porches not exceeding one storey in height, with or without foundation, in the front and/ or exterior side yards shall be 40 percent and the maximum coverage including the open-sided roofed porches shall be 44 percent." 4) That Section 15.33 is hereby amended by deleting the contents of subsection 15.33.2.3 and replacing them with the following: "Building Specifications In accordance with Section 15.2.3 with the exception that the maximum lot coverage of all buildings and/ or structures excluding open-sided roofed porches not exceeding one storey in height, with or without foundation, in the front and/ or exterior side yards shall be 40 percent and the maximum coverage including the open-sided roofed porches shall be 44 percent." Explanatory Note Re: Zoning By-law Number 3628-95.D By-law 3628-95.0 has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to revise the coverage provisions applying to all lands zoned for new residential units within the draft approved plan of subdivision 19T -91010 located at the north-west comer of Bayview Avenue and St. John'·s Sideroad in Lot 86, Concession 1 E.Y.S. The By-law excludes open-sided roofed porches less than one storey in height, with and/ or without foundations, in the front and/ or exterior side yards from the 40 percent coverage restriction and establishes a maximum coverage limitation including the porches of 44 percent . . I also certify that the 20 day objection period expired on 15th day of June, 1995, and to this date no notice of objection to the. By-law has been filed by any person in the office of the Clerk.
