BYLAW - Amend By law 2213 78 - 19940223 - 352294D(Coscan-St. Andrew's) THE CORPORATION OF THE TOWN OF AURORA By-law Number 3522-94.0 BEING A BY-LAW to amend By-law No. 2213-78 WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1. That Section 23 "Shopping Centre Commercial (C4) Zone" is hereby amended by deleting the contents of subsection 23.3.1.1 "Shopping Centre Commercial (C4-1) Exception Zone -Uses Permitted" and replacing them with the following: 23.3.1.1 Uses Pennitted Building A: -bake shops -bake shops, special -banks or financial establishments -bowling alleys -business and professional offices -clinics -drug stores -dry cleaners distribution stations or depots -health centres -libraries, post offices and government administrative offices -medical and dental laboratories -places of entertainment -personal service shops -private and commercial clubs -religious institutions -restaurants -retail stores -supermarkets -storage uses accessory to pennitted commercial uses -commercial schools provided that the combined commercial floor area devoted to the use on the entire site does not exceed 186 square metres. For the purposes of this section, commercial schools shall not include elementary schools. -one apartment suite per shopping centre for caretaker accommodation in accordance with the provisions of Section 7.4 Building B: i) Main Floor: All commercial uses permitted in Building A and day care centres. ii) Second Floor: Units 1-11 inclusive, 16, 17, 24-28 inclusive; 30-39 inclusive, and 41-49 inclusive: one dwelling unit for each unit. Units 12-15 inclusive, 18 and 40: commercial uses listed in (i) above. Units 19-23 inclusive and 29: commercial uses as listed in (i) above or one dwelling unit for each unit. iii) Cellar: Storage uses accessory to permitted commercial uses, except that Unit 13 may be . 2 . used as a banquet room complementary to the main floor tavern. 2. No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. "J) By-law " has the following purpose and effect: To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to amend the provisions related to permitted uses in the "Shopping Centre Commercial (C4-l) Exception Zone" applying to the St. Andrew's Shopping Centre, located at the north west comer of Yonge Street and Orchard Heights Boulevard, being P!irt Lot 1 Registered Plan 246, Parts 1 and 2 Plan 65R- 15124. The by-law amends the uses permitted in all commercial units within the shopping centre to include: • all uses permitted in the C4 zone with the exception of automobile service centres, gasoline bars and automobile washing establishments, dry cleaning establishments and laundries; and, • dry cleaners distribution stations or depots, private and commercial clubs, health centres, bake shops and bake shops special, religious institutions, and commercial schools provided they do not include elementary schools and that the total combined floor area of all commercial schools does not exceed 186 square metres (2,000 square feet). The By-law also permits day care centres in commercial units of the building located adjacent to Y onge Street. I also certify that the 20 day objection period expired on 31st day of March, 1994, and to this date no notice of objection to the By-law has been filed by any person in the office of the Clerk.
