I, Lawrence Allison, hereby certify that the notice for By-law #3560c.94.D of the Corporation
of the Town of Aurora, passed by the Council of the Corporation on the 12th day of October,
1994, was given on the 19th day of October, 1994, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the
20 day objection period expired on the 8th day of November, 1994, and to this date no notice
of objection to the By-law has been filed by any person in the office of the Clerk.

BEING A BY"LAW to amend By-Law 2213-78
WHEREAS it is deemed advisable to amend By-Law Number 2213-78
NOW THEREFORE tbe Council of tbe Corporation of tbe Town of Aurora enacts as follows:
1. That tbe zoning category applying to tbe lands shown in dark outline on Schedule "A"
attached hereto and forming part oftbis By-Law is hereby amended from "Rural General
(RU) Zone" to "Detached Dwelling Second Density Residential (R2-41) Exception Zone",
"Detached Dwelling Second Density Residential (R2-51) Exception Zone", "Detached
Dwelling Second Density Residential (R2-52) Exception Zone", "Semi-Detached and
Duplex Dwelling Third Density Residential (R3-9) Exception Zone", "Semi-Detached and
Duplex Dwelling Third Density Residential (R3-10) Exception Zone" and "Major Open
Space (0) Zone".
2. THAT Section 11 is hereby amended by adding tbe foilowing as Section 11.53 "Detached
Dwelling Second Density Residential (R2-51) Exception Zone"

Notwithstanding the above and the provisions of Section 6.2, where a
detached garage with no rooms above .is located in its entirety in the rear
yard, the minimum required interior side yard setback for the main
building shall be 3.3 metres on the driveway side and 0. 6 metres on the
other side. The minimum distance separation between any part of the
garage, including eaves and cornices, and the interior side and rear lot
lines shall be 0.6 metres. The maximum length of a garage shall not
exceed 6.0 metres while the maximum width of the garage shall not
exceed 3.0 metres, and the garage shall be excluded from the calculation
of lot coverage. All other provisions of Sections 11.54 and 6.2 shall
apply.
Notwithstanding the provlSlons of Section 6.48.1, open-sided rqofed
porches, with or without foundation, may project 1.8 metres into a required
front yard provided no part of the porch, including eaves and steps, is
closer than 1.8 metres to the lot line. Where an open-sided roofed porch,
with or without foundation, is located in the front yard, the porch and steps
shall be excluded from the calculation of lot coverage.

Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
To .amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to re-zone the
subject lands, being Part Lot 86 Concession 1 E.Y.S., from "Rural General (RU) Zone" to
"Detached Dwelling Second Density Residential (R2-41) Exception Zone", "Detached Dwelling
Second Density Residential (R2-51) Exception Zone", "Detached Dwelling Second Density
Residential (R2-52) Exception Zone", "Semi-Detached and Duplex Dwelling Third Density
Residential (R3-9) Exception Zone", "Semi-Detached and Duplex Dwelling Third Density
Residential (R3-10) Exception Zone" and "Major Open Space (0) Zone" to permit development
of the lands as a residential Plan of Subdivision comprised of 219 residential units, park and open
space blocks.
The lot, siting and building specifications for the standard and new R2 and R3 zones are set out
on the attached pages.
