1994, was given on the 19th day of October, 1994, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the
20 day objection period expired on the 8th day of November, 1994, and to this date no notice

BEING A BY-LAW to amend
By-law 2213-78.
WHEREAS it is deemed advisable to amend By-law Number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT the zoning category applying to the lands shown in dark outline on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "Rural General
(RU-1) Exception Zone" to "Detached Dwelling Second Density Residential (R2-54)
Exception Zone", "Detached Dwelling Second Density Residential (R2-55) Exception
Zone", "Detached Dwelling Second Density Residential (R2-56) Exception Zone",
"Detached Dwelling Second Density Residential (R2-41) Exception Zone", "Detached
Dwelling Second Density Residential (R2-57) Exception Zone", "Detached Dwelling

other provisions of Section 6.38 shall apply.

8) THAT no part of this By-law will come into force until the provisions of the Planning
Act have been complied with, but subject to such provisions the By-law will take effect
from the day of passing thereof.

Re: Zoning By-law Number 3565-94.D
By-law 3565-94.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the
subject lands, being Part Lot 86, Concession 1 E.Y.S., from "Rural General Exception (RU-1)
Zone" to "Detached Dwelling Second Density Residential (R2-41) Exception Zone", "Detached
Dwelling Second Density Residential (R2-54) Exception Zone", "Detached Dwelling Second
Density Residential (R2-55) Exception Zone", "Detached Dwelling Second Density Residential
(R2-56) Exception Zone", "Detached Dwelling Second Density Residential (R2-57) Exception
Zone", "Detached Dwelling Second Density Residential (R2-58) Exception Zone", "Row
Dwelling Residential (R6-29) Exception Zone", "Major Open Space (0) Zone", "Environmental
Protection (E.P.) Zone", and "Holding (H) Zone". The amendment is to permit the development
of the lands as a Plan of Subdivision comprised of 103 detached residential units, 58 townhouse
units, and park and open space blocks.
The R2-55, R2-56 and R2-57 zones permit only those buildings existing on the date of passing
of the By-law subject to minimum lot frontage and area requirements. The lot, siting and
building specifications for the standard R2 and R6 zones and the R2-41, R2-54, R2-58 andR6-29
zones are set out on the attached pages.
