BYLAW - OPA #1 - 19931027 - 349893\"'y_,·· DUPLICA'I'E ORIGINAL #2 ,,,;, ADOPTION BY-LAW FOR OFFICIAL PLAN AMENDMENT N0.1 BY-LAW NUMBER 3498-93 OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA The Council of the Corporation of the Town of Aurora, under Section 17 (6) of the Planning Act, RSO 1990 Chapter P. 13 as amended, hereby enacts as follows: 1. Official Plan Amendment No.I for the Town of Aurora, consisting of the attached policy, is hereby adopted. 2. The Clerk is hereby authorized and directed to make application to the Minister of Municipal Affairs for approval of Official Plan Amendment No. 1. 3. This By-law shall come into force and take effect on the day of the final passage thereof. READ A FIRST AND SECOND TIME THIS 13th DAY OF OCTOBER 1993, READ A THIRD AND FINAL TIME AND FINALLY PASSED .TIIS 27th DAY OF October, 1993. Certified that the above is a true copy of By-law No. 3498-93 as enacted and passed by the Corporation of the Town of Aurora on October 27, 1993. This Amendment to the Official Plan for the Town of Aurora, which has been adopted by the Council of the Corporation of the Town of Aurora, is hereby approved in accordance with Section 17 (6) of the Planning Act, RSO 1990 Chapter P. 13 as Amendment No. 1 to the Official Plan for the Town of Aurora. THE PREAMBI1E The purpose of this amendment is to provide the Town with a policy framework in support of Housing Intensification. These policies are in compliance with the Provincial Land Use Planning For Housing Policy Statement and the 1991 Town of Aurora Official Plan. • 3 • PART II ·THE AMENDMENT lntroductgzy Statement All of this part of the document entitled Part II • The Amendment, consisting of the following text, constitutes Amendment No. 1 to the Official Plan for the Town of Aurora. Details of the Ameruiment Section 3.1.3 f of the Official Plan of the Town of Aurora is hereby deleted and replaced as follows: "Provided housing intensification proposals comply with: the Land Use Planning for Housing Policy Statement, the Aurora Municipal Housing Statement, policies on residential density in Sections 3.1 b, c, d and e policies in Section 3.8, Heritage policies in Section 3.9, Urban Design policies in Section 4.5, Bonusing, Council supports the concept of residential intensification including: ii iii iv v vi vii accessory apartments, additions to or conversions of residential structures; in/ill opportunities; subdividing of existing large residential lots; conversion of obsolete and vacant non-residential buildings to predominantly residential uses; intensification of low density commercial areas by adding residential uses on upper floors; redevelopment of obsolete residential structures which have no heritage or architectural value; rooming, boarding and lodging houses -4- g "Housing Intensification proposals shall ensure that: i design criteria ensure physical compatibility with the surrounding neighbourhood, ii capacity of conununity facilities, such as schools, parks, child care, open space, utilities and the transportation network is available, iii the potential demand for these forms of accommodation, based on the housing needs of the composition of households in the broader community, in relation to the typical characteristics of units which could be produced through the various forms of Residential Intensification, can be demanstrated, for the Town of Aurora.
