BEING A BY-LAW to
amend Zoning By-law
Number 2213-78, as
amended (74 Old
Bloomington Road),
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (the "Town")
enacted By-law Number 2213-78, including amendments thereto (the "Zoning By-
law");
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Detached
Dwelling First Density Residential (R1-43) Exception Zone" zoning category
applying to the lands shown in hatching on Schedule "A" attached hereto and
forming part of this By-law with `Row Dwelling Residential (R6-64) Exception
Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:
1115.68 ROW DWELLING RESIDENTIAL (R6-64) EXCEPTION ZONE
15.68.1 Uses Permitted
- six (6) row housing units (maximum)
- home occupation
15.68.2 Zone Specifications
Notwithstanding any other provisions to the contrary, the front lot
line shall be deemed the southern lot line.
15.68.2.1 Lot Specifications
Lot Area (minimum) 2,000.0 square metres
Lot Frontage (minimum) 6.0 metres
15.68.2.1.1 In addition to Section 3.69, for the purposes of this By-law a lot
shall be deemed to mean the whole of Unit 22, Level 1, York
Region Vacant Land Condominium Plan No. 1159,
15.68.2.1.2 In addition to Section 6.18, for the purpose of this By-law a
building or structure erected on Unit 22, Level 1, York Region
Vacant Land Condominium Plan No. 1159 is permitted to front
on a closed road for which access has been provided by way of
a registered easement.
16.68.2.2 Siting Specifications
Front Yard (minimum) 2.15 metres
Rear Yard (minimum) 4.5 metres
Interior Side Yard (minimum) 2.0 metres

15.68.2.2.1 The provisions of Sections 7.1 and 7.2 shall not apply.
15.68.2.3 Building Specifications
Lot Coverage (maximum): 38 percent
Height (maximum) 12.5 metres
Interior Garage Length (minimum): 6.0 metres
Interior Garage Width (minimum): 2.9 metres
16.68.2.4 Parking
Notwithstanding the definition contained within Section 3.98 and
the provisions of Section 6.26.1.2, a minimum of three (3)
parking spaces shall be provided for each row house dwelling, of
which a minimum of one (1) parking space shall be provided
within a private garage and a minimum of two (2) parking spaces
shall be provided side by side on the driveway.
15.68.2.4.1 The provisions of Section 6.28.1.i 1)(b) to (e) inclusive shall not
apply for the purposes of this By-law with the exception that the
driveway width shall be a maximum of 6.0 metres at the front lot
line.
15.68.2.4.2 Notwithstanding the provisions of Section 6.26, the minimum
manoeuvring space for driveway purposes shall be 6.0 metres
for 90 degree parking spaces.
15.68.2.5 Landscaping Specifications
Notwithstanding any other provisions to the contrary, a minimum
of 40 percent of the lot area shall be preserved in an open,
landscaped or natural condition. This 40 percent shall not include
a swimming pool, accessory buildings or structures, paved
driveway, patio or any area covered with impervious material but
shall include permeable wood decks with a maximum height of
0.60 metres from finished grade.
16.68.2.6 Yard and Setback Encroachments
Notwithstanding the provisions of Section 6.48, decks and
balconies shall be setback a minimum of 0.34 metres from the
property line."
THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to compliance with such provisions, this By-law will take effect from
the date of final passage hereof.

Explanatory Note
Re: Zoning By-law Number 5661-14
By-law Number 5661-14 has the following purpose and effect:
To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect in
the Town of Aurora, to rezone the subject lands from "Detached Dwelling First
Density Residential (R1-43) Exception Zone" to "Row Dwelling Residential (R6-64)
Exception Zone".
The rezoning will permit six (6) row housing units on the subject lands.
