OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as
follows:
1. That the zoning category applying to the lands shown in shading on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "Detached
Dwelling Second Density Residential (R2) Zone" to "Second Density Apartment
Residential (RA2-1) Exception Zone".
2. That Section 17 is hereby amended by adding the following as Section 17.3:

Second Density Apartment Residential (RA2-1) Exception Zone.
The lands shown zoned "RA2-1" on Schedule "A" shall be used for an
apartment building with a maximum of 8 units to house a second stage
supportive housing facility for physically and emotionally abused
women and children subject to the following provisions:

In accordance with Section 17.2.3, with the exception that the maximum
building height shall be 3 storeys.
Notwithstanding the provisions of Section 6.26.1.2, the muurnum
number of parking spaces shall be seven (7) of which two (2) spaces
shall be set aside for and visually identified as visitor's parking.
Notwithstanding the provisions of Section 6.31, along the northern
property line, the mioimum width of the required buffer strip shall be
0.5 metres. A privacy wood fence of a mioimum height of 1.5 metres
shall be provided along the entire eastern property line, extending
westward ·a mioimum distance of 52.5 metres along the southern
property line and of 25.4 metres along the northern property line.

Notwithstanding the provisions of Section 6.27 .6, the minimum distance
between the wall of the building and the driveway shall be 1.0 metre"
Notwithstanding the provisions of Sections 6.2.2 and 6.31, a refuse
enclosure may be located a minimum of 0.5 metres from the northern
lot line.
3. No part of this By-law will come into force until the provisions of the Planning Act
have been complied with, but subject to such provisions the By-law will take effect
from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law31'f/-fiias the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to rezone the
subject lands, being Part of Lot 27, Registered Plan 246 and municipally known as 25 George
Street, from "Detached Dwelling Second Density Residential (R2) Zone" to "Second Density
Apartment Residential (RA2-1) Exception Zone". The amendment is to permit the
redevelopment of the lands for a three storey apartment building with a maximum of eight
units to be utilized as a second stage supportive housing facility. The building is required
to be setback a minimum distance of 7.5 metres (24.6 feet) from the front lot line, 27.0
metres (88.5 feet) from the rear, and 6.5 metres (21.3 feet) and 2.5 metres (8.2 feet) from the
northern and southern lot lines respectively. The RA2-1 Zone provides for site specific
reductions of the minimum required lot frontage from 30 metres (98.4 feet) to 18 metres (59.0
feet); the minimum width of the required buffer strip along the northern property line from
1.5 metres (4.9 feet) to 0.5 metres (1.6 feet); the extent of the required privacy fence which
shall not be required within 31.1 metres (102.0 feet) from the front lot line along the northern
property line and 7.5 metres (24.6 feet) along the southern property line; the required
minimum distance between the building and the driveway from 1.5 metres (4.9 feet) to 1
metre (3.3 feet); and the maximum building height from 28 metres (92 feet) to 3 storeys. The
minimum number of parking spaces shall be 7 of which 2 spaces shall be identified as
visitor's parking. The refuse enclosure may be located a minimum of 0.5 metres (1.6 feet)
from the northern property line.

I, Lawrence Allison, hereby certify that the notice for By-law #3441-93 of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 27th day of January,
1993, was given on the 3rd day of February, 1993, in the manner and form and to the persons
prescribed by Ontario Regulation 404/83, as amended, made by the Lieutenant Governor-in-
Council under subsection 18 of section 34 of The Planning Act (1990). I also certify that the
20 day objection period expired on 23rd day of February, 1993, and to this date no notice of
objection to the By-law has been filed by any person in the office of the Clerk.
