OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
I. That the zoning category applying tathe lands shown in shading on Schedule 'A' otladtcd
hereto and forming part of this By-law, being Blocks 204-208 Registered Plan 65M 2376
and Blocks G, H. and J Registered Plan M-57, is hereby amended from "Holding (11)
Zone" to "Detached Dwelling Second Density Residential (H)R2-45 Exception Zone".
2. That the zoning category applying to the lands shown in shading on Schedule 'A' attached
hereto and forming part of this By-law, being Blocks 209-210 Registered Plan 65M-2376,
is hereby amended from "Holding (H) Zone" to "Detached Dwelling Second Density
Residential (H)112-44 Exception Zone -
3.. That Section I 1 is hereby amended by adding the following as subsection 11.47:
11.47 DETACHED DWELLING SECOND DENSITY RESIDENTIAL
(H)R2.45 EXCEPTION ZONE
11.47.1 Use, Permitted
In accordance with Section IL I hereof
11.47.2 Zone Requirements
11.47.2.1 Lot Specifications
In accordance with Section 11.2.1 hereof
11.47.2.2 Siting Specifications
In accordance with Section 11.2.2 with the exception that the minimum
Interior Side Yard shall be 0.6 metres on one side and 1.2 metres on the
other side.
11.47.2.3 Building Specification —
In accordance with Section 11.2.3 with the exception that the maximum
permitted floor area shall be 233 square metres.
11.47.3 Holding Prera
Notwithstanding the provisions of Section 11.47 above, while the "(H)"
Holding prefix is in place, no person shall within the lands zoned (H)R2-
45 on Schedule "A" attached hereto, use any lot or erect, alter or use any .
buildings or structures for any purposes except those uses which existed
on the date of passing of this by-law. furthermore, no extension or
.enlargement of the uses which existed on the date of passing of this by-
law shall occur, unless an amendment to this by-law is approved by the.
Council of the Corporation of the Town of Aurora and comes into full
force and effect.

Removal of Holding Prefix
Prior to the passing of a by-law to remove the "(H)" Holding prefix from
the lands zoned (H)R2-45 or any part thereof, the. Town of Aurora shall
be satisfied that an agreement concerning the grading and/or servicing of
the lands has been executed between the owner of the lands and the
Corporation of the Town of Aurora, that adjacent lands will be used for
non -industrial purposes, and that the Ministry of the Environment has
cleared the conditions of the Subdivision Agreement.
Upon removal of the "(H)" Holding prefix from the lands zoned (H)R2-45
pursuant to Section 36 of the Planning Act,. RSO 1990, or a successor.
thereto, the provisions applicable to the said lands shall be as set out in
Section 11.47.1 and 11.47.2.
4. That Section I l is hereby amended by adding the. following as subsection 11.46:
11.46 DETACHED DWELLING SECOND DENSITY RESIDENTIAL,

Explanatory Note
Re: Zoning By-law

By-law A has the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to rezone Blocks
204-208 Registered Plan 65M-2376 and Blocks G, H and J Registered Plan M-57 from "Holding
(H) Zone' to "Detached Dwelling Second Density Residential (H)R2-43 Exception Zone' and
Blocks 209-210 Registered Plan 65M-2376 from "Holding (H) Zone" to "Detached Dwelling
Second Density Residential (H)R2-44 Exception Zone' to permit the development of the lands
as 15 detached residential lots. The (H)R2-43 and (H)R2-44 zones provide exceptions to the R2
standards to permit an interior side yard of 0.6 metres on one side and 1.2 metres on the other
side for either a one or two storey building and to impose a maximgRl residential floor area of
233 square metres (2500 square feet). The (H)R2-44 zone also limits the maximum height to less
than two storeys. The Holding (H) zone symbol applied to the (H)R2-43 and (H)R2-44 zones
must be removed prior to development, requiring further public notice but not a public meeting
nor further opportunity for appeal.
