OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as
follows:
1. That Schedule "A" is hereby amended by changing the zoning category applying to
the lands shown in shading on Schedule "A" attached hereto and forming part of this
By-law from "General Industrial (M2) Zone" to "General Industrial (M2-5) Exception
Zone".
2. That Section 26 is hereby amended by adding the following as Section 26.4.6 "General
Industrial (M2-5) Exception Zone":
Notwithstanding any provisions to the contrary, the lands shown zoned M2-5 may be
used for a motor vehicle and trailer sales area in addition to the uses permitted under
Section 26.1, subject to the following provisions:
(i) The floor area of the existing building used for motor vehicle and sales
trailer area shall be a maximum of 110 square metres.
(ii) The required parking shall be a minimum of 23 spaces in addition to the
area provided for vehicle display and sales.
(iii) All other provisions of Section 26.2 shall apply.
Notwithstanding the provisions of Section 6.26, the manoeuvring space requirement
for that portion of the driveway adjacent to the main building shall be a minimum of
6.4 metres. Standards as outlined within Section 6.26 shall apply in all other instances.
Notwithstanding the provisions of Section 6.27.7, the required landscaped strip
adjacent to the northern and western lot lines shall be nil.
Notwithstanding the provisions of Section 24.3.1, the minimum required buffer strip
between the parking area and the western property line shall be nil.
3. No part of this By-law will come into force until the provisions of the Planning Act
have been complied with, but subject to such provisions the By-law will take effect
from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law33'17-'l4J.as the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to rezone the
subject lands, being Lot 19, Registered Plan 535, municipally known as 5 Industrial Parkway
South from "General Industrial (M2) Zone" to "General Industrial (M2-5) Exception Zone".
The amendment will allow for the inclusion of a motor vehicle and trailer sales area as a
permitted use subject to limitations on maximum floor area and minimum parking space
requirements.

I, Lawrence Allison, hereby certify that the notice for By-law #3397-92 of
the Corporation of the Town of Aurora, passed by the Council of the
Corporation on the 13th day of May, 1992, was given on the 19th day of
May, 1992, in the manner and form and to the persons prescribed by Ontario
Regulation 404/83, made by the Lieutenant Governor-i n-Counci 1 under
subsection 17 of section 34 of The Planning Act (1983). I also certify that
the 20 day objection period ex pi red on the 8th of June, 1992, and to this
date no notice of objection to the by-law has been filed by any person in
the office of the Clerk.
