ADOPTION BY-LAW FOR OFFICIAL PLAN AMENDMENT NO. 58

OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6) of the Planning Act,
1983, hereby enacts as follows:
1. Official Plan Amendment No. 58 for the Town of Aurora, consisting of the attached
explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the Minister of
Municipal Mfairs for approval of Official Plan Amendment No. 58 for the Town of
Aurora.
3. This By-law shall come into force and take effect on the day of the final passage thereof.

constitutes Amendment No. 58 to the Official Plan for the Town of
Aurora.

PART I-THE PREAMBLE
Purpose of the Amendment
The purpose of this amendment is to change the existing policies applying to the subject lands
designated "Prestige Industrial" in Part of Lot 84, Concession 1, E.Y.S. The amendment is to
permit an ancillary retail use in conjunction with warehousing and office uses on the lands.
Location
The lands affected by this amendment comprise Part of Lot 84, Concession 1 E.Y.S. as shown
on Schedule "A" attached hereto and forming part of this amendment and are located on the west
side of Bayview Avenue south of St. John's Sideroad.
Basis of the Amendment
Council has enacted this amendment in response to the following:
1. The proposed ancillary retail use is intended to allow for the display and merchandising
of goods warehoused/distributed on site. The sales area comprises a very small
proportion of the total building area (under 3%) and would not detract from either the
appearance of the building nor the character of the area.
2. Given the general intent of Official Plan Amendment #52 to prohibit retail uses in the
Prestige Industrial area, restrictions on the use and floor space of the sales area are
intended to ensure that it is limited in area and clearly subordinate to the main industrial
use.
3. A separate parking area is proposed immediately adjacent to the proposed retail area
which will adequately serve the needs of the retail space and minimize the potential for
conflict with other employee and loading areas on site.

PART II -THE AMENDMENT
Introductory Statement
All of this part of the document entitled PART II -The Amendment, consisting of the following
text and attached map designated Schedule "A" (Land Use Plan) constitutes Amendment No. 58
to the Official Plan for the Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): Section 2.2 (Land Use Policies) Subsection 2.2.1 (Prestige Industrial) of the
Secondary Plan for the Aurora East Industrial Estates (Amendment No. 52 to the
Official Plan for the Town of Aurora) is amended by adding the following after
the last paragragh of that section:
The following policies shall apply to Part of Lot 84, Concession 1, E.Y.S.,
designated "Prestige Industrial" and as shown on Schedule "A" attached hereto and
forming part of this amendment.
1. In general, retail uses shall be prohibited, however the subject lands may
be used for ancillary retail uses, provided such uses are subordinate to and
contained within the same building as the main industrial use on the lands
and are limited to a maximum floor area of 340 square metres, being
approximately 3% of the total building area.
2. The parking required to service the ancillary retail area shall be provided
in a separate parking area adjacent to the sales area in order to minimize
conflict with employee parking and loading areas on-site.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be in accordance with the
respective policies of the Aurora Official Plan, Zoning By-law and Site Plan Agreements.
