ADOPTION BY-LAW FOR OFFICIAL PLAN AMENDMENT NO. 60
BY-LAW NUMBER 3321-91
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6) of the Planning Act,
1983, hereby enacts as follows:
1. Official Plan Amendment No. 60 for the Town of Aurora, consisting of the attached
explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the Minister of
Municipal Affairs for approval of Official Plan Amendment No. 60 for the Town of
Aurora.
3. This By-law shall come into force and take effect on the day of the final passage thereof.

This Amendment No. 60 to the Official Plan of the
Aurora Planning Area which was adopted by the Council
of the Corporation of the Town of Aurora is hereby
approved under Sections 17 and 21 of the Planning Act.

Council of the Corporation of the Town of Aurora, is hereby approved in accordance with

THE PREAMBLE does not constitute part of this Amendment.
THE AMENDMENT, consisting of the following text and schedule
constitutes Amendment No. 60 to the Official Plan for the Town of
Aurora.

PART I-THE PREAMBLE
Purpose of the Amendment
The purpose of this amendment is to change the existing policies applying to the subject area
designated "Industrial" to permit certain automotive uses, including limited sales, in addition to
the industrial uses, subject to appropriate Zoning By-law provisions.
Location
The lands affected by this amendment comprise Part of Lot 80, Concession 1 E.Y.S. and are
located on both sides of Industrial Parkway South and Industry Street, south of Wellington Street
East.
Basis of the Amendment
Council has enacted this amendment in response to the following:
1. The proposed amendment was instigated as a result of a site specific rezoning application
received on Industrial Parkway South to permit a used car facility occupying part of the
existing building on the lands. It was determined that the proposed zoning by-law
amendment did not conform with the Official Plan but that it was appropriate to examine
a larger area surrounding the proposed zoning by-law amendment, given the existing
predominance of automotive uses within the area with a view to changing the Official
Plan provisions relating to the area.
2. The inclusion of automotive uses, in addition to the permitted industrial uses, is intended
to recognize the various automotive establishments that have located in the area and
would be compatible with surrounding industrial development in addition to permitting
the proposed used car facility.
3. The subject lands are appropriate for the additional proposed uses, given its location near
an arterial and major collector intersection and the high visibility of the area to travellers
along Wellington Street East. Industrial Parkway is also intended to extend north to St.
John's Sideroad, providing a functional by-pass to Yonge Street, which will further
increase the area's exposure to the travelling public.

4. The proposed amendment provides the potential for long term improvements to the area.
Through the assessment of individual rezoning and site plan applications, provision for
increased planting strips, screening of parking areas, restricted access and internal
driveway connections between properties will be encouraged to visually improve
aesthetics and enhance the appearance of the area.
5. The new Official Plan enacted by Council on June 27th, 1991 recognizes that the area has
evolved into one serving automotive uses as well as industrial. This amendment is
intended to allow that land owners of the original zoning by-law amendment to proceed
in conformity with the new Official Plan but in advance of ministerial approval of that
document

Introductory Statement
All of this part of the document entitled PART II -The Amendment, consisting of the following
text and attached map designated Schedule "A" (Land Use Plan) constitutes No. 60 of the
Official Plan for the Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:

The area indicated on Schedule "A" attached hereto and forming part of this
amendment, being Part of Lot 80, Concession 1 E.Y.S., is hereby redesignated
from "Industrial" to "Industrial (Specific)".
Section 4 (Land Use), Subsection 6 (Industrial) is hereby amended by adding the
following to the end of that section:
The lands designated "Industrial (Specific)" in Lot 80, Concession 1, E.Y.S. on
both sides of Industrial Parkway South and Industry Street may be used for certain
automotive uses, including limited sales, subject to appropriate Zoning By-law
provisions.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be in accordance with the
respective policies of the Aurora Official Plan, Zoning by-law and Site Plan Agreements.
EXPLANATORY NOTE:
RE: Official Plan Amendment No. 60
Official Plan Amendment #60 changes the existing policies applying to the lands shown below
