ADOPTION BY-LAW FOR OFFICIAL PLIIN AMENDMENT NO. 57
BY-LAW NUMBER 3233-90
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6)
of the Planning Act, 1983, hereby enacts as follows:
1. Official Plan Amendrrent No. 57 for the Town of Aurora, consisting of
the attached explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the
Minister of Municipal Affairs for approval of Official Plan Amendrrent
No. 57 for the Town of Aurora.
3. This By-law shall carre into force and take effect on the day of the
final passage thereof.

This Amendment No. 57 to the Official Plan for the
Official Plan for the Town of Aurora which was adopted
by the Council of the Corporation of the Town of Aurora
is hereby approved under Sections 17 and 21 of the
Planning Act, 1983.

Amendment No. 57 to the Official Plan for the Tbw.n of Aurora.

PART I -THE PREAMBLE
PurpoSe of the Amendment
The purpose of this amendment is to replace the existing policies applying
to the lands designated "Ccrnnercial" comprising the southern portion of the
subject lands 1 being Part Lot 90 Registered Plan 246 1 and to establish
policies for the municipally owned northern portion designated "Major Open
Space" 1 being Part Block C Registered Plan M-57. The amendment is to
permit office use of the southern portion and limited parking facilities on
the northern portion to serve both the comnercial developnent and the
adjoining public parkland to the north and east.
Location
The lands affected by this amendment are Part Lot 90 Registered Plan 246
and Part Block C Registered Plan M-57.
Basis of the Amendment
Council has enacted this amendment in response to the following:
1. The proposed office use of the southern portion of the subject lands is
consistent with the ccrnnercial uses to the south and in keeping with
the Yonge Street location.
2. The parking required to service the ccmnercial use is to be provided
through an enclosed parking level within the proposed office building
and through a surface parking area on the northern 'lbwn owned portion
of the subject lands.
3. The parking component located on the Town owned open space lands is
also intended to serve the needs of the recreational users of the open
space lands to the north and east and to alleviate the associated
congestion and safety concerns attributed to the absence of existing
off street parking facilities. The parking permitted on the municipal
portion of the lands is limited in m.nnber to the estimated demand
generated by the adjoining parkland. Restrictions on the use and floor
space of the corrmercial building 1 and specific provisions of a Lease
Agreement pertaining to the municipal lands 1 are intended to ensure the
ability of the parking area to adequately serve the needs of both the
conmercial develo};Xllent and the public parkland.
4. Site plan control shall ensure the integration of the proposed
developnent with surrounding developnents and appropriate screening of
the parking area from the adjoining parkland and Yonge Street.

Pl\RT II -THE AMENDMENT
Introductory Statement
All of this part of the document entitled Pl\RT II -The Amendment,
consisting of the following text constitutes Amendment No. 57 to the
Official Plan for the Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:

Section 4 (Land Use) Subsection 5 (Comrrercial) is amended by
deleting the present subsection (g) and adding the following
in its place:
The lands designated 'Comrrercial' on Part Lot 90 Registered
Plan 246 may only be used for offices provided that the
building be no greater than two storeys in height and 2040
square metres in floor area, exclusive of enclosed parking
areas. The parking required to service the lands shall be
provided in an enclosed parking level and on the adjacent lands
to the north in accordance with the policies of Section 4. 9.
Section 4 (Land Use) Subsection 9 (Major Open Space) is amended
by adding the following to the end of that section:
The lands designated 'Major Open Space' on Part Block C Plan
M-57 may be used for a parking area comprised of a maximum of
34 spaces and associated manoeuvering areas, to service the
nrunicipal parkland to the north and east and the corrmercial
developnent to the south. A Lease Agreement with the 'Ibwn of
Aurora shall be entered into to secure public access and use of
the the parking area. The lands shall be subject to a site
plan agreement which shall among other matters contain
provisions to ensure the parking is suitably screened from
Yonge Street and the adjoining open space lands.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be m
accordance with the respective policies of the Aurora Official Plan.
