BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deened advisable to amend By-law number 2213-78.
tOol THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Section 14.3.3 "Special Mixed
Exception Zone" be amended by deleting
and replacing them with the following:
Density Residential {RS-4)
the contents of that Section
"The existing building on the iands shown zoned RS-4 may be used for
an antique shop and for business and professional offices, excluding
medical provided the following:
i) The minimum required parking be 9 spaces;
ii) The floorspace be all=ated on the basis of a maximum of 45 square
metres on the ground floor for an antique shop and a rnax.i.mum of 90
square metres on the second floor for offices.
2. No part of this By-law will come into force until the provisions of
the Planning Act have been canplied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law 0~0/-qo has the following purpose and effect:
To amend the provisions of the "Special Mixed Density Residential (RS-4)
Exception Zone" applying to the subject lands being Lot 59, Registered Plan
246, municipally known as 120 Yonge Street South. The anendment is to
pennit the use of the second floor of the existing structure carprised of
approximately 90 square netres (969 square feet) for business and
professional offices excluding nedical. The current RS-4 zone provides that
the existing building may be used for an antique shop in addition to its
residential use.
