OF THE CORroRATION OF THE 'ICWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
!iO'i' THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1) That Section 25. 5 .1, 'Penni tted Uses -Restricted Industrial (Ml-A)
Exception Zone', is hereby amended by adding "ancillary retail uses".
2) That Section 6.21.12 is hereby deleted and replaced by the following:
6.21.12 Such home occupation uses may include but are not limited to
an artist's studio, dressmaking, lawyer, engineer, archi teet,
accountant, real estate or insurance agent, teaching and
ImlSical instruction studio when limited to a single pupil at
a tine, and private home day care.
3) That Section 6.31.2. (ii) 1s hereby deleted and replaced with the
following:
ii) there be a 1. 5 metre grassed strip containing a solid wood
fence of a mininnml height of 1. 5 metres.
4) That Section 3.125 is hereby deleted and replaced with the following:
3.125 Structure:
means anything that is constructed or erected on the ground
or attached to something located on the ground excluding,
however, a fence of less than one decimal eight three (1.83)
metres in height.
5) That Section ll is hereby amended by adding the following as Section
11.39 "Detached Dwelling Second Density Residential (R2-37) Exception
Zone 11
:
"Notwithstanding the prov1swns of Section 11.2. 2 respecting interior
side yards, the mininnml interior side yard for the lands shown zoned
R2-37 shall be 1.2 metres for either a one or a two storey building.
All other provisions of Section 11.1 and 11.2 shall apply."
6) That the zoning category applying to the lands shown in shading on
Schedule 'A' attached hereto and forming part of this By-law, being
Part Lot 79 Concession I W.Y.S., is hereby amended fran "Detached
!Melling Second Density Residential (R2) Zone" and "Major Open Space
(0) Zone" to "Detached Dwelling Second Density Residential (R2-37)
Exception Zone" and "Major Open Space (0) Zone".
7) That the zoning category ar:plying to the lands shown in shading on
Schedule 'A' attached hereto and forming part of this By-law, being
Part Lot 75 Concession 1 w. Y.S., is hereby amended fran "Rural General
(RU) Zone" to "Major Open Space (0) Zone".
8) That the zoning category applying to the lands shown in shading on
Schedule 'A' attached hereto and forming part of this By-law, being
Block 84 Plan 65M-2781, is hereby amended fran "Detached Dwelling
First Density Residential (Rl-12) Exception Zone" to "Major Open Space
(0) Zone".
9) That the zoning category applying to the lands shown in shading on
Schedule 'A' attached hereto and forming part of this By-law, being
Lot 17 Plan 65M-2781, is hereby amended from "Major Open Space (0)
Zone" to "Detached Dwelling First Density Residential (Rl-12)
Exception Zone".
10) That the zoning category applying to the lands shown in shading on
Schedule 'G' attached hereto and fanning part of this By-law, being
Block 92 Plan 65M-2685, is hereby amended fran "Detached Dwelling
First Density Residential (Rl-5) Exception Zone" to "Major Open Space
(o-5) Exception Zone".
11) That the zoning category applying to the lands shown in shading on
Schedule 'G' attached hereto and fanning part of this By-law, being
Lot 67 Plan 65M-2685, is hereby amended fran "Detached Dwelling First
Density Residential (Rl-5) Exception Zone" and "Major Open Space (o-5)
Exception Zone" to "Detached Dwelling First Density Residential (Rl-5)
Exception Zone".
12) That Schedule 'G' is hereby deleted and replaced with the revised
Schedule 'G' attached hereto and fanning part of this By-law.
13) No part of this By-law will care into force until the provisions of
the Planning Act have been carplied with, but subject to such
provisions the By-law will take effect fran the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
'Ib ai!Eild By-law 2213-78 the Zoning By-law in effect in the 'Ibwn of Aurora to:
1. rezone Part Lot 75 Concession 1 W.Y.S. (Case Park) fran "Rural General
(RU) Zone" to "Major Open Space (0) Zone";
2. rezone Block 84 Plan 65M-2781 fran "Detached Dwelling First Density
Residential (Rl-12) Exception Zone" to "Major Open Space (0) Zone", and
Lot 17 fran "0" to "Rl-12", to reflect the actual location of the open
space block on the south side of Treegrove Circle;
3. rezone Block 92 Plan 65M-2685 fran "Detached Dwelling First Density
Residential (Rl-5) Exception Zone" to "Major Open Space ((}-5) Exception
Zone", and Lot 67 fran "0-5" and "Rl-5" to "Rl-5", to reflect the
actual location of the open space block on the south side of Willow
Fam Lane;
4. rezone the lands in Part Lot 79 Concession I W. Y. S. , located on the
south side of Kennedy Street West to the east of Bathurst Street, from
"Detached Dwelling Second Density Residential (R2) Zone" and "Major
Open Space (0) Zone" to "O" and "R2-37" to change the interior side
yard requirement fran 1.2 metres (3.9 feet) for a one storey structure
and 1.5 metres (4.9 feet) for a two storey, to 1.2 metres (3.9 feet) for
either a one or two storey;
5. replace Schedule 'G' (applying to the lands in Plans 65M-2685, 65M-2686
and 65M-2687 -'Willow Fam') to provide greater clarity in respect of
the location of the "0-6" zone;
6. amend Section 25.5 "Restricted Industrial (Ml-A) Exception Zone" to
add "Ancillary Retail" to the list of pennitted uses;
7. ai!Eild Section 6.21 "Hane Occupation" to add "Private Hane Day Care";
8. amend Section 6.31 "Buffer Strip" to change the required height of a
privacy fence fran 1. 5 metres ( 4. 9 feet) to a 'minimum' of 1. 5 metres
(4.9 feet);
9. ai!Eild Section 3.125 "Structure" to exclude fences of less than 1.83
metres (6 feet) in height.
