BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NCM THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Schedule 'A' is hereby amended by changing the zoning category on
the lands shown in shading on Schedule 'A' attached hereto, and
forming part of this By-law from "Third Density Apartment Residential
(RA3) Zone" and "Envirornnental Protection (E.P.) Zone" to
"Institutional (I-6) Exception Zone" and "Envirornnental Protection
(E.P.) Zone".
2. That Section 28 is hereby amended by adding the following as Section
28.3.6 "Institutional (I-6) Exception Zone":
"The lands shown zoned 'I-6' on Schedule 'A' may be used for a
retirerrent home having a maximum of 94 units.
Notwithstanding the provisions of Section 28.2.2 for the lands zoned
'I -6' , the minimum rear yard shall be 8 . 0 I!Etres. All other
provisions of Section 28.2.1, 28.2.2, and 28.2.3 shall apply.
Parking requirerrents (minimum) 37 spaces.
Notwithstanding the provisions of Section 6.48, a section of the fifth
floor of the building having a maximum width of 21. 7 I!Etres shall be
permitted to project a maximum of 0.3 I!Etres into the minimum front
yard.
Notwithstanding the provisions of Section 6.31.2.ii), the required
buffer strip along the southern property line shall be a 1. 5 I!Etre
grassed strip."
3. No part of this By-law will come into force until the provJ.sJ.ons of
the Planning Act have been complied with, but subject to such
provisions the By-Law will take effect from the day of passing thereof.

READ A THIRD TIME AND FINALLY PASSED THIS 25th DAY OF APRIL 1 1990.

Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
'Ib amend By-law 2213-78 the Zoning By-law in effect in the 'Ibwn of Aurora to
rezone the subject lands, being Part Lots 1 8 and Part of Reserve,
Registered Plan lB, located on the east side of Yonge Street south of Church
Street, fran "Third Density Apartment Residential (RA3) Zone" and
"Environrrental Protection (E.P.) Zone" to "Institutional (I-6) Exception
Zone" and "Environrrental Protection (E.P.) Zone". The amendrrent is to
permit the development of the lands for a retirement home with a maximum of
94 units and a minimum of 37 parking spaces. Exceptions are granted: to
reduce the minimum rear yard setback fran 15 to 8 metres (49.2 to 26.2
feet); to permit a portion of the fifth floor of the building to project 0.3
metres (. 98 feet) into the required front yard; and, to provide a 1. 5 metre
(4.9 foot) grassed buffer strip along the southern property line.
