BYLAW - Amend 2213 78 (Adams) - 19900314 - 308789BY-LAW NUMBER 3087-89 OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW to amend By-law No. 2213-78 WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Counci 1 of the Corporation of the Town of Aurora enacts as follows: 1. By-law 2768-85 is hereby repealed. 2. That the zoning category applying to the 1 ands shown in hatching on Schedule 'A' attached hereto and forming part of this By-law is hereby amended from "Special Mixed Density Residential (R5) Zone" to "Special Mixed Density Residential (R5-8) Exception Zone". 3. That Section 14.3 is hereby amended by adding the following as Section 14.3.7: "The existing building on the south part of Lot 19, Registered Plan 107, shown zoned R5-8 on Schedule 'A', may be used for the display and sale of arts and crafts provided the following: i) That the floor space is allocated on the basis of 47 square metres of retail, 17 square metres of storage, and 23 square metres of ancillary office space. ii) That a minimum of four parking spaces be provided. iii) Notwithstanding the provisions of Section 6.27.8, the minimum width of that portion of the driveway between the parking spaces at the north east shall be 3.7 metres. iv) Notwithstanding the provisions of Section 6.31, the minimum required planting strip along the eastern property line shall be 0.8 metres adjacent to the parking area and nil adjacent to the driveway. A 1.5 metre high close board fence shall be provided along the entire northern property 1 ine extending southward a minimum distance of 22 metres a 1 ong the eastern and 14.5 metres along the western property lines. 4. No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. Explanatory Note Re: Zoning By-law -89 By-law No. -89 has the following purpose and effect: To repeal By-law 2768-85 and amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to increase the floor area used for the display and sale of arts and crafts in the existing building located on the southern part of wt 19, Registered Plan 107, nrunicipally known as 50 Wellington Street East, in accordance with the following allocation of floor space: 47 square rretres (506 square feet) of retail; 17 square metres (183 square feet) of storage; and, 23 square metres (248 square feet) of ancillary office space. The amended provisions of the "Special Mixed Density Residential (RS-8) · Zone" require a minimum of four parking spaces and create exceptions: reducing the width of planting strip along the eastern property line fran the standard 1.5 netres (4.9 feet) to 0.8 metres (2.6 feet) and nil adjacent to the parking area and driveway respectively; redl,lcing the required minimum width of the driveway fran 4.0 metres (13.1 feet) :to 3. 7 netres (12.1 feet) for the portion adjacent to the parking spaces at the north-east; and, requiring a 1.5 rretre (4.9 foot) high privacy fence along the northerly property line extending southward a distance of 22 and 14.5 metres (72 and 48 feet) along the eastern and western boundaries. f- APPROXIMATE l.OCAllON OF SUBJECI' LANDS Town of Aurora P.O.
