OF THE CX>RPORATION OF THE 'KmN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
tn'l1 THEREFORE the Council of the Co:rporation of the Town of Aurora enacts
as follows:
1. That Section 14.3.16 "Special Mixed Density Residential (RS-17)
Exception Zone" be amended by deleting the contents of that Section
and replacing them with the following:
"The existing building on the lands shown zoned R5-17 may be used for
business and professional offices, excluding medical provided the
following:
(i) The floorspace be allocated on the basis of a rnax:imtnn of 85
square metres for offices and 60 square metres for storage
space;
(ii) The minimum required parking be five spaces.
(iii)
(iv)
Notwithstanding the provisions of Section 6.31, the minimum
required planting strip along the property lines adjacent to
residential zones or uses shall be nil. A 1. 5 metre high
close board fence shall be provided along the entire northern
property line extending southward along the eastern property
line, a minimum distance of 13. 4 metres.
Notwithstanding the provisions of Section 6. 27.8, the minilrn.nn
width of the portion of the driveway adjacent to the existing
building shall be 3. 7 metres.
All other provisions of Section 14 shall apply.
2. No part of this By-law will cane into force until the pronswns of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law (!;;7-:J0-10 has the following purpose and effect:
'Ib amend the provisions of the "Special Mixed Density Residential (RS-17)
Exception Zone" applying to the subject lands being Part of Lot 20,
Registered Plan 107, municipally known as 46 Wellington Street East. The
amendment is to pennit the use of the existing structure for business and
professional offices excluding medical. A maxinrum of 85 square metres (915
square feet) is to be used for office space and 60 square metres (646 square
feet) for storage space. The current RS-17 zone provides for site specific
exceptions regarding parking, and reductions of bufferstrip and driveway
width requirements which are being retained.
