BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NaV THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That the zoning catego:ry applying to the lands shown in shading on
Schedule 'A' attached hereto and fanning part of this By-law is hereby
amended from "Special Mixed Density Residential (RS) Zone" to "Special
Mixed Density Residential (RS-20) Exception Zone".
2. That Section 14. 3 is hereby amended by adding the following as Section
14.3.19 "Special Mixed Density Residential (RS-20) Exception Zone".
"The existing building on the lands shown zoned RS-20 on Schedule 'A'
may be used for business and professional offices excluding medical,
provided the following:
1) The mininn.nn required parking be 13 spaces;
2) Notwithstanding the provisions of Section 6.31, a grassed strip of
a mininn.nn width of 1. 5 metres shall be provided along the entire
scuthern property line extending northward along the eastem
property line a min:i.mum distance of 31.5 metres. Along the entire
westem property line, the mininn.nn width of the required grass
strip shall be 0. 9 metres. A close board fence of a mininn.nn
height of 1. 5 metres shall be provided along the entire southem
property line extending northward along the eastem property line
a mininn.nn distance of 40 metres.
3) Notwithstanding the provisions of Section 6.27 .8 (e), the mininn.nn
width of the entrance and exit ranp shall be 4.5 metres.
3. No part of this By-law will cane into force until the provisions of
the Planning Act have been CO!!plied with, but subject to such
provisions the By-law will take effect frcxn the day of passing thereof.

Explanatory Note
Re: zoning By-law
By-law 2>J.J.')_-qDhas the following purpose and effect:
'lb. anend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora,
to rezone the subject lands being Lot 9, Registered Plan 68, municipally
known as 77 Wellington Street East, from "Special Mixed Density Residential
(RS) Zone" to "Special Mixed Density Residential (RS-20) Exception Zone".
The anendrrent is to penni.t the use of the existing building for business and
professional offices excluding medical. The required 13 parking spaces are
to be screened by a close board fence of a minimum height of 1. 5 metres ( 4. 9
feet) along the entire southern property line, extending northward along the
eastern boundary a minimum distance of 40 metres (131 feet). A grassed
strip of a minimum width of 1. 5 metres ( 4. 9 feet) is required along the
southern property line, extending northward along the eastern boundary a
minimum distance of 31.5 metres (103 feet); along the western property line
the minimum width of the required grass strip is 0.9 metres (2.9 feet). An
exception is granted to reduce the required width of the entrance ramp from
7.5 to 4.5 metres (24.6 to 14.7 feet).

I, lawrence A 11 i son, hereby certify that the notice for By-1 aw 3222-90 of
the Corporation of the Town of Aurora, passed by the Council of the
Corporation on 26 September 1990 was given in the manner and form and to the
persons prescribed by Ontario Regulation 404/83, made by the lieutenant
Governor-in-Council under subsection 17 of section 34 of The Planning Act
(1983). I also certify that the twenty day objection period expired on 22
October 1990 and to this date no notice of objection to the by-law has been
filed by any person in the office of the Clerk.
