OF THE CORPORATION OF THE TCWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That the zoning category applying to the lands shown in shading on
Schedule 'A' attached hereto and forming part of the by-law is hereby
amended from "Detached Dwelling Second Density Residential (R2) Zone",
"Detached Dwelling Second Density Residential (R2-27) Exception Zone"
and "Environmental Protection (E.P.) Zone" to "Third Density Apartment
, Residential (RA3-4) Exception Zone" and "Environmental Protection
(E. P.) Zone".
2. That Section 18 is hereby amended by adding the following as Section
18.6 "Third Density Apartment Residential (RA3-4) Exception Zone".
"The lands shown zoned "RA3-4" on Schedule 'A' may be used for a 50
unit apartment building in accordance with the provisions of Section
18.1 and 18.2 with the exception that the minimum building height
shall be 3 storeys. Notwithstanding the provisions of Section 6.27.7,
parking shall be pennitted in the front yard. Notwithstanding the
provisions of Section 6.31, a minimum 1.5 metre high solid wood fence
shall be provided along the southern property line extending northward
along the western property line to a point located a maximum of 8
metres from the northern property line.
3. No part of this By-law will came into force until the provisions of
. the Planning Act have been ccmplied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.
READ A FIRST AND SECOND TIME THIS 13th DAY OF DECEMBER , 1989.
READ A THIRD TIME AND FINALLY PASSED THIS 25th DAY OF APRIL , 1990.

I, Marjorie Dawson, hereby certify that the notice for By-law 3162-89
of the Corporation of the Town of Aurora, passed by the Council of the
Corporation on the 25th day of April 19~ was given in
the manner and form and to the persons prescribed by Ontario Regulation
404/83, made by the Lieutenant Governor-in-Council under subsection 17 of
section 34 of The Planning Act (1983). I also certify that the 20 day
objection period expired on May 22 •1990 and to this date no notice
of objection to the by-law has been filed by any person in the office of the
Clerk.

Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
'lb amend By-law No. 2213-78 as amended to rezone the subject lands, being
Part Lots 26 and 27 Registered Plan 246, located at the south west corner of
George Street and Wellington Street West, from "Detached Dwelling Second
Density Residential (R2) Zone", "Detached Dwelling Second Density
Residential (R2-27) Exception Zone" and "Environmental Protection (E.P.)
Zone" to "Third Density Apartment Residential (RA3-4) Exception Zone" and
"Environmental Protection (E. P. ) Zone" . The amendment is to penni t the
redevelopnent of the lands for a 50 unit apartment building. The "RA3-4"
zone provides for the following exceptions: reduction of the minimum
building height from 6 to 3 storeys; pennission for parking in the front
yard (adjacent to George Street); and, pennission to tenninate the required
privacy fence along the western property line at a point located a rnaxinrum
of 8 metres (26 feet) from the northern lot line.
