OF THE CORPORATION OF THE TCWN OF AURORA
BEING A BY-LAW to amend By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
N::W THEREFORE the Council of the Corporation of the 'Ibwn of Aurora enacts
as follows:
1. That the zoning category applying to the lands shown in shading on
Schedule 'A' attached hereto and fanning part of this amendment is
hereby amended from "Rural Residential (R) Zone" to "Rural Residential
(RR-5) Exception Zone".
2. That Section 8 is hereby amended by adding the following as Section
8. 7 "Rural Residential (RR-5) Exception Zone".

"Notwithstanding the provi~lons of Section 6.18, the lands shown zoned RR-5
on Schedule 'A' may be used for the creation of two lots in accordance with
the following:
8.7.1 Uses Permitted:
In accordance with Section 8.1 hereof.
8.7.2 Zone Requirements:
8.7.2.1 Lot Specifications
Lot Area (rninimum)
Lot Frontage (rninimum)
8.7.2.2 Siting Specifications
In accordance with Section 8.2.2 hereof.
8.7.2.3 Building Specifications
In accordance with Section 8. 2. 3 hereof. "

3. No part of this By-law will come into force until the provisions of
the Planning Act have been CClllplied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law !J!&Vt'l has the following purpose and effect:
'lb amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to
rezone the subject lands, being Lot G and Part Lots E and F, Plan 132,
located on the north side of Ridge Road, from "Rural Residential (R) Zone"
to "Rural Residential (RR-5) Exception Zone". The By-law amend!rent is to
fulfill a condition of severance to create an additional lot.
The RR-5 zone provides for a reduction of the minimum lot area requirenent
of the standard Rl Zone from 8,000 square netres (1.98 acres) to 6,450
square netres (1.59 acres) and of the minimum frontage from 45 netres (147
feet) to nil. While the lot line adjacent to Ridge Road of both lots would
apprc»cimate 27.6 netres (90.6 feet), a 0.3 netre (1 foot) reserve is to be
conveyed to the Town (excluding the existing driveway entrance) to ensure
that no additional driveway is constructed; by definition, the frontage on
Ridge Road would thus be equivalent to the width of the driveway on the one
lot and nil on the other .
