OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law number
2213-78.
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Counci 1 of the Corporation of the Town of Aurora enacts
as follows:
1. That Schedule 'A' is hereby amended by changing the zoning category
applying to the lands shown in shading from "Environmental Protection
(E.P.) Zone" and "Rural General (RU-3(ii)) Exception Zone" to
"Environmental Protection (E.P.) Zone", "Environmental Protection
(E.P.-4) Exception Zone" and "Rural Residential (RR-4) Exception Zone"
as shown on Schedule 'A' attached hereto and forming part of this
by-law.
2. Section 30.3 is hereby amended by adding the following as Section
30.3.5:
"Notwithstanding the prov1s1ons of Section 30.2, the lands zoned
"Environmental Protection (E.P.-4) Exception Zone" may be used for a
detached dwelling, accessory buildings, and horse riding establishment
existing on the date of passing of this by-law. All other provisions
of Section 30 shall apply."
3. Section 8 is hereby amended by adding the following as Section 8.6:
"Notwithstanding the provisions of Section 6.35 respecting reduction
of requirements due to floodplain, the minimum lot area, minimum
yards, and maximum 1 ot coverage for the 1 ands shown zoned
"Environmental Protection (E.P.) Zone" and "Rural Residential (RR-4)
Exception Zone" on Schedule 'A' may be calculated including the area
of the lot in the "Environmental Protection (E.P.) Zone", provided
that all buildings and structures are located only in the "RR-4"
portion of the lot."
4. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the by-law will take effect from the day of passing thereof.

By-1 aw ~-89 has the fo ll owing purpose and effect:
To amend Zoning By-law 2213-78 as amended to change the zoning category on
the lands shown below from "Environmental Protection (E.P.) Zone" and "Rural
General (RU-3(ii)) Exception Zone" to "Environmental Protection (E.P.)
Zone", "Environmental Protection (E.P.-4} Exception Zone", and "Rural
Residential (RR-4} Exception Zone".
The amendment is to fulfill a condition of consent to create one additional
lot and does not involve any change to existing land use.
The lands shown zoned "Environmental Protection (E.P.) Zone" may be used for
agriculture, athletic fields, conservation, forestry, horticultural
nurseries, golf course, private and public parks, and wildlife areas.
The lands shown zoned "Environmental Protection (E.P.-4) Exception Zone" may
be used for a detached dwelling, accessory buildings, and ·horse riding
establishment existing on the date of passing of this by-law, in addition to
the permitted uses of the ''Environmental Protection (E.P.) Zone''.
The lands shown zoned "Rural Residental (RR-4} Exception Zone" may be used
for a detached dwelling, accessory buildings, and home occupation in
accordance with the provisions of the "Rural Residential (R} Zone" of By-law
2213-78, as amended, and the portion of the lot zoned "Environmental
Protection (E.P.) Zone'' may be included in the calculation of minimum lot
area, minimum yards, and maximum lot coverage.
