OF THE CORPORATION OF THE '!GIN OF AURORA
BEING A BY-LAW to arrend By-law No. 2213-78
WHEREAS it is deemed advisable to arrend By-law number 2213-78.
NGi THEREFORE the Council of the Corporation of the fuwn of Aurora enacts
as follows:
1. That Schedule 1 A 1 is hereby arrended by changing the zoning category on
the lands shown in shading on Schedule 1 A 1 attached hereto and fonning
part of this iBy-law frcnn "Environmental Protection (E.P.) Zone" and
"Central Cc:mnercial (C2) Zone" to "Environmental Protection (EP-5)
Exception ZOne" and "Central Carmarcial (C2-7) Exception Zone".
2. That Section 21 is hereby arrended by adding the following as Section
21.9 "Central Corrmercial (C2-7) · Exception Zone".

"The lands shown zoned C2-7 on Schedule 1 A 1 shall be used JJl
accordance with the provisions of Sections 21.1 and 21.2 with the
exception that parking shall be pennitted in the side andrrrar yards.
Notwithstanding the provisions of Section 6.26, the minimum required
parking shall be 45 spaces.
Notwithstanding the provisions of Section 6.31, the width of the
required planting strip shall be nil along the northern property
line and 0. 4 metres along the portion of southern· property line
abutting residential zones or uses. A close board fence of a minimum
height of 1. 5 metres shall be provided along the rear property line
extending westward a minimum distance of 18 metres along the northern
and 32 metres along the southern property lines.
That Section 30 is hereby arrended by adding the following as Section
30.3.6 "Environmental Protection (EP-5) Exception Zone".
"The lands shown zoned EP-5 on Schedule 1 A 1 may be used for parking in
addition to the uses pennitted in Section 30.1 hereof."
4. No part of this By-law will cane into force until the provisions of
the Planning Act have been canplied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law31+o-~~ has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora
to rezone the subject lands being Lot 16, Part Lots 1, 15 and 17, Plan 68,
municipally known as 89 Yonge Street South, from "Envirornnental Protection
(E.P.) Zone" and "Central Corrmercial (C2) Zone" to "Central Corrmercial
(C2-7) Exception Zone" and "Envirornnental Protection (EP-5) Exception
Zone". The amendment is to pennit the develO];ment of the lands for a 2
storey carrmercial building with approximately 1,482 square metres (15,950
square feet) of gross floor area. A minimum of 45 parking spaces are to be
provided in the rear and side yards, with the EP-5 zone pennitting parking
on the portion of the site lying in the floodplain. An exception to the
buffer strip standards has been granted to eliminate the requirement along
the northern property line and reduce the minimum required width fran 1. 5 to
0. 4 metres ( 4. 9 to 1. 3 feet) along the portion of the southern property line
that abuts residential use. A 1.5 metre high close board fence shall be
provided along the eastern property line extending westward to the rear of
the structure along the northern property line and a rnininrum distance of 32
metres (105 feet) along the southern, to screen the parking area.
