BEING A BY-Li\W to amend By-law 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78;
NOO THEREFORE the Council of the Corporation of the 'lbwn of Aurora enacts
as follows:
1) THAT the zoning category applying to the lands shown on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from
"Rural General (RU) Zone" to "Major Open Space (0) Zone", "Detached
Dwelling Second Density Residential (R2-31) Exception Zone" and
"Detached Dwelling Second Density Residential (R2-35) Exception Zone".
2) THAT Section ll is hereby amended by adding the following as Section
11.33 "Detached Dwelling Second Density Residential (R2-31) Exception

11.37.2.2 Siting Specifications
In accordance with Section 11.2.2 hereof except that the
minimum interior side yard shall be 1. 2 metres on one side
and 0. 6 metres on the other side, and the minimum exterior
side yard shall be 4. 5 metres.
11.37.2.3 Building Specifications
In accordance with Section 11.2.3 except that the max:um.mt
lot coverage shall be 40 percent for a one storey and 35
percent fOr a two storey building.
3) No part of this By-law will cane into force until the pronswns of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Re: Zoning By-law
By-law has the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to
rezone the subject lands from "Rural General (RU) Zone" to "Major Open Space
(0) Zone", "Detached Dwelling Second Density Residential (R2-31) Exception
Zone" and "Detached Dwelling Second Density Residential (R2-35) Exception
Zone" to permit developnent of the lands as a Plan of Subdivision ccrnprised
of 53 residential lots, one open space block and two residential blocks to
be developed in conjunction with the lands to the north.
The zone requirements of the standard R2 zone, and the R2-31 and R2-35 zones
