OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6)
of the Planning Act, 19B3, hereby enacts as follows:
1. Official Plan Amendment No. 51 fQf the Town of Aurora, consisting of
the attached maps and explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make app 1 i cation to the
Minister of Municipal Affairs for approval of Official Plan Amendment
No. 51 for the Town of Aurora.
3. This By-law shall come into force and take effect on the day of the
final passage thereof.

This Amendment to the Official Plan for the Town of Aurora, which has been
adopted by the Council of The Corporation of the Town of Aurora, is hereby
approved in accordance with Section 17 of the Planning Act, 1983 as
Amendment No. 51 to the Official Plan for the Town of Aurora.

PART I -THE PREAMBLE does not constitute part of this Amendment.
PART II -THE AMENDMENT, consisting of the following text and map
(designated Schedule "A") constitutes Amendment No. 51 to the
Official Plan for the Town of Aurora.

PART I -THE PREAMBLE
Purpose of the Amendment
The purpose of this amendment is:
1. To change the land use category applying to Lots 1 and 2, Registered
Plan M-51, from "Industrial" to "Commercial"; and
2. To provide policies for the.development of this land.
Location
This amendment consists of two parts which sha 11 be referred to as i terns
(1) and (2).
Item (1): The lands affected by this amendment are Lots 1 and 2,
Registered Plan M-51, as shown on Schedule "A" attached.
Item (2): Special policies regarding the subject lands are to be added to
Section 4 (Land Use Plan), Subsection 5 (Commercial) of the
Official Plan.
Basis of the Amendment
Council has enacted this amendment on the following basis:

The subject property has frontage on Yonge Street and, therefore, is
well located for a use which will at least in part rely on passing
traffic for its viability.
Given the subject lands location on Yonge Street, the high visibility
of the site, and the surrounding commercial uses to the north and west,
the site is currently more attractive to commercial than to industrial
uses.
3. The proposed use of the 1 ands for an automotive sa 1 es campus of two
dealerships is compatible with the existing commercial uses to the
north and west and the industrial uses to the east. The CNR tracks to
the immediate south of the site provides a buffer for the lower density
uses to the south.
4. A substantia 1 buffer area composed of 1 andscaped open space is to be
provided along the Yonge Street and Allaura Boulevard frontages to
ensure an attractive entrance to the urban area of the Town.
5. Grouping together of automotive sales areas in one location is
considered to be advantageous to the community in that a convenient,
attractive, service will be available to the residents.

PART II -THE AMENDMENT
Introductory Statement
All of this part of the document entitled PART II -The Amendment,
consisting of the following text constitutes Amendment No. 51 to the
Official Plan for the Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): The area indicated on Schedule "A" attached hereto and forming
part of this amendment, being Parts 1 and 2 of Registered Plan
M~51, is hereby redesignated from "Industrial" to "Commercial".
Item (2): Section 4 (Land Use Plan), Subsection 5 (Commercial) of the
Official Plan of the Town of Aurora is hereby amended by adding
the following after the last paragraph of that Section •
. ::rhe 1 ands designated "Commercia 1" on Lots 1 and 2, Registered
·Plan M-51, may be used for an automotive sales campus comprised
of a maximum of two dealerships subject to the following
provisions.
i) A substantia 1 1 andscaped buffer area be provided a 1 ong
the Yonge Street and Allaura Boulevard frontages. This
area shall average 5 metres and in no case be less than 2
metres, ·. in width. The 1 andscaped area may contain such
berms, walls, fences, hedges, trees, shrubs, or other
groundcover as are deemed necessary.
i i) A site plan agreement shall be entered into prior to
rezoning of the lands. This site plan shall specify
landscape design, lighting facilities, design of parking
areas, design of buildings, relationship of the proposed
buildings to adjacent buildings, street and exterior
areas, and 1 ocati on and design of access points to Yonge
Street and Allaura Boulevard.
iii) Access to Yonge Street shall be limited and in accordance
with accepted engineering principles.
iv) Design and massing of the buildings must be compatible in
respect to each other and to those buildings surrounding
the lands in question. The design of buildings shall be
in accordance with good architectural standards.
Exterior cladding of the buildings on the site shall be
compatible.

v) Floodlights, security lighting and illuminated signs
shall be located so that no direct light or glare affects
adjoining land uses or the safety of traffic on adjacent
roads.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be in
accordance with the respective policies of the Aurora Official Plan.
Explanatory Note
Re: Official Plan Amendment No. 51
Official Plan Amendment #51 redesignates the lands shown below being Parts
1 and 2, Registered Plan M-51 from "Industrial" to "Commercial (Specific)"
subject to the following provisions:
1) The lands may only be used for an automotive sales campus consisting
of a maximum of two dealerships.
2) A substantial landscaped area is to be provided along the Yonge Street
and Allaura Boulevard frontages of an approximate average width of 5
metres (16.4 feet) and a minimum width of 2 metres (6.5 feet).
3) Access from Yonge Street shall be limited and in keeping with accepted
engineering principles.
4) A site plan agreement shall be entered into which shall address
access, landscaping provisions, lighting, design of parking areas, and
the design and massing of buildings to ensure an attractive entrance
to the urban area of Aurora.
