OF THE CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW to amend By-law Number
2213-78.
WHEREAS it is deemed advisable to amend By-law Number 2213-78;
NOW, THEREFORE, the Council of The Corporation of the Town of Aurora
enacts as follows:
1. That Schedule "A" is hereby amended by changing the zoning category on
the 1 ands shown in hatching on Schedule "A" attached hereto and
forming part of this By-1 aw from "Centra 1 Commercia 1 ( C2) Zone" to
"Central Commercial (C2-5) Exception Zone".
2. That Section 21 is hereby amended by adding the following as Section
21.7 "Central Commercial (C2-5) Exception Zone".
21.7.1 USES PERMITTED
In accordance with Section 21.1
21.7.2 ZONE REQUIREMENTS
21.7.2.1 Lot Specifications:
In accordance with Section 21.2.1
21.7.2.2 Siting Specifications:
Rear Yard (minimum) 0 metres
21.7.2.3 Building Specifications:
Gross Floor Area (maximum) 475 m2
Height of Building (maximum) 5.2 metres
21.7 .3 Notwithstanding the provisions of Section 6.26, the m1mmum
aisle width behind 90 degree angle parking spaces shall be
5.5. metres.
21.7 .4 Notwithstanding the provisions of Section 19.2.1 the number
of required loading spaces shall be nil.
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.
READ A FIRST AND SECOND TIME THIS 24 DAY OF August • 1988.
READ A THIRD TIME AND FINALLY PASSED THIS 19thDAY OF October • 1988.

EXPLANATORY NOTE
Re: Zoning By-law Number jO.P..3-ilf
By-law Number ~O;(~has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora
to reduce the requirements of the Central Commercial (C2) Zone on the lands
shown below for the following:
i) reduction of the rear yard from 7.5 metres (24.6 feet) to 0 metres;
ii) reduction of the number of loading spaces from 2 toO; and
iii) reduction of the required aisle space behind 90 degree angle
parking spaces from 7.4 metres (24.3 feet) to 5.5 metres (18 feet).
The amendments are required to permit the site to be developed for a 471
square metre (5,070 square foot) commercial building which would contain
sixteen (16) parking spaces, all of which would be underground.
