BYLAW - Amend 2213 78 (Trachter) - 19880727 - 300688•, ·. '•; BY-LAW NUMBER ~006-88 OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1) By-law 2384-80 is hereby repealed. 2) Section 32.2.2. is hereby amended by adding the following to the end of that Section: "Notwithstanding the prov1s1ons of Section 32, the lands shown zoned H-2 on Schedule 'A' may be used for the erection of one detached dwelling provided that all main buildings erected shall have a minimum side yard of 3 metres and a minimum setback from the front lot line of 15 metres". 3) Section 10 is hereby amended by adding the following as Section 10.15 "Detached Dwelling First Density Residential (R1-13) Exception Zone". "Notwithstanding the provisions of Section 10.2.2. respecting interior side yard, the minimum interior side yard for the existing accessory building on the lands shown zoned R1-13 on Schedule 'A' shall .be 1.3 metres. All other provisions of Section 10 shall apply." 4) The zoning category applying to the 1 ands shown in dark out 1 i ne on Schedule 'A' attached hereto and forming part of this By-law is hereby amended from "Holding (H) Zone" to "Detached Dwelling Second Density Residential (R2) Zone", "Detached Dwelling First Density Residential (R1-13) Exception Zone" and "Holding (H-2) Exception Zone". 5) No part of this by-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the by-law will take effect from the day of passing thereof. MAYOR \ - 2 - Explanatory Note Re: Zoning By-law By-law has the following purpose and effect: To amend By-1 aw 2213-78 as amended to rezone the 1 ands shown in dark outline below from "Holding (H) Zone" to "Detached Dwelling Second Density Residential (R2) Zone", ''Holding (H-2) Exception Zone", and ''Detached Dwelling First Density Residential (R1-13) Exception Zone". The 'R2' zone applying to the north and western portion of the lands is to permit the development of a Plan of Subdivision comprised of 35 residential lots. The 'R1-13' zone applying to the south eastern parcel is to fulfill a condition of severance; the exception provided for is a reduction of the interior side yard requirement from 4.5 metres (14.8 feet) to 1.3 metres (4.3 feet) to permit an existing accessory building. The 'H-2' zone applying to the remainder of the lands is a result of the repeal of By-law 2384-80, is administrative in nature and does not entail any change to the provisions regulating those lands.
