BYLAW - Amend 2213 78 (Chatterly) - 19880727 - 300788I ' BY-LAW NUMBER 3007-88 OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW .WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Counci 1 of the Corporation of the Town of Aurora enacts as follows: 1) The zoning category applying to the lands shown in dark outline on Schedule 'A' attached hereto and forming part of this By-law is hereby amended from "Rural General (RU) Zone" to "Estate Residential (ER) Zone", "Detached Dwelling First Density Residential (R1-12) Exception Zone", and "Major Open Space (0) Zone". 2) Section 10 is hereby amended by adding the following as Section 10.14 "Detached Dwelling First Density Residential (R1-12) Exception Zone". ''Notwithstanding the provisions of Section 10.2.2 respecting interior and exterior sideyards, the minimum interior sideyard shall be 2.5 metres and the minimum exterior sideyard shall be 6 metres for the lands shown zoned R1-12 on Schedule 'A'. All other provisions of Section 10 shall apply.'' 3) No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such pro'vi s ions the By-1 aw will take effect from the day of passing thereof. Dated this _1s_t ___ day of SEPI'EMBER 88 -----------· 19 KEY MAP ,·• ., ____ _ SIDEROAD TOWN ; ' ; sc Explanatory Note Re: Zoning By-law By-law has the following purpose and effect: To amend By-law 2213-78 as amended to rezone the subject lands from "Rural General (RU) Zone" to "Estate Residential (ER) Zone", "Detached Dwelling First Density Residential (R1-12) Exception Zone" and "Major Open Space (0) Zone" to permit development of the lands as a Plan of Subdivision comprised of 79 residential lots including 4 estate residential lots adjacent to St. John's Sideroad with minimum lot areas of 8,000 square metres (approximately 2 acres), 75 suburban residential lots with minimum lot areas of 2,000 square metres (approximately 1/2 acre), and 3 open space blocks, one to serve as a park and two forming part of the open space system to the south. The standard zone requirements of the R1 zone and the specific exceptions provided for in the R1-12 zone are indicated below.
