BYLAW - Amend 2213 78 - 19881005 - 295987BY-LAW NUMBER ~Cfs-CJ-f:'? OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY -LAW to amend By-1 aw No. 2213-78. WHEREAS it is deemed advisable to amend By-law number 2213-78; NOW, THEREFORE, the Council of The Corporation of the Town of Aurora enacts as follows: 1) That the zoning category applying to the lands shown in dark outline on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Rural General (RU) Zone" to "Detached Dwelling Second Density Residential (R2) Zone" and "Detached Dwelling Second Density Residential (R2-30) Exception Zone". 2) That Section 11 is hereby amended by adding the following as Section 11.32 "Detached Dwelling Second Density Residential (R2-30) Exception Zone". "Notwithstanding the provisions of Section 11.2.2 respecting front yard, the minimum front yard for the existing building on the lands shown zoned R2-30 on Schedule "A" shall be 1.5 metres. All other provisions of Section 11 shall apply. 3) No part of this By-1 aw will come into force unti 1 the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. READ A FI~ST AND SECOND TIME THIS~~ DAY OF:2)~ • 1987 READ A THIRD TIME AND FINALLY PASSED THIS 5th DAY OF October ' 1988. ------- CLERK • • - 2 - Explanatory Note Re: Zoning By-law 215'1-i'J By-law No. ::zq~f-$7 has the following purpose and effect: To amend By-law No. 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the. subject lands from "Rural General (RU) Zone~ to "Detached Dwelling Second Density Residential (R2) Zone" and "Detached Dwelling Second Density Residential (R2-30) Exception Zone". The amendment is to facilitate the severance of a 810.9 square metre (.20 acre) parcel of land to create an additional residential building lot permitting the retained 799.2 square metre (.197 acre) parcel to remain in its residential use. The exception provided for in the R2-30 Zone is a reduction of the standard 7.5 metre (24.6 foot) front yard setback to 1.5 metres (4.9 feet) in respect of the siting of the existing residence.
