BYLAW - Amend 2213 78 - 19880727 - 297088BY-LAW NUMBER 2970-88 OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1) That Section 11 is hereby amended by adding the following as Section 11.27 Detached Owe 11 i ng Second Density Res i dentia 1 ( R2-25) Exception Zone. 11.27.1 USES PERMITTED In accordance with Section 11.1 hereof. 11.27.2 ZONE REQUIREMENTS 11.27.2.1 Lot Specifications Lot Area (minimum) Lot Frontage (minimum) 11.27.2.2 Siting Specifications Front Yard (minimum) -Main Building -Attached Garage Rear Yard (minimum) Interior Side Yard (minimum) -one (1) storey -two (2} storeys Exterior Side Yard (minimum) 440 square metres 14.5 metres 4.5 metres 6.0 metres 7.5 metres 0.6 metres 1. 2 metres 4.5 metres Notwithstanding the above, the exterior side yard setback from the daylighting triangle portion shall be 0.3 metres. 11.27.2.3 Building Specifications Floor Area (minimum) -one ( 1) storey 120 square metres -two (2} storeys 130 square metres Lot Coverage (maximum) -one ( 1) storey 40 percent -two ( 2) storeys 35 percent Height (main building) (maximum) 10 metres 2) - 2 - That Schedule 'A' is hereby amended by changing the zoning category applying to the lands shown in hatching on Schedule 'A' attached hereto and forming part of this By-law from "Holding (H) Zone" to "Detached Dwelling Second Density Residential (R2-25) Exception Zone". 3) No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. I R2-25 SCHEDULE .. _A·· TO BY-LAW N~ 98!JD-SS'B ' ... , , __ Explanatory Note Re: Zoning By-law By-law has the following purpose and effect: To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to rezone the subject lands from "Holding (H) Zone" to "Detached Dwelling Second Density Residential (R2-25) Exception Zone" to permit development of a plan of subdivision comprised of 51 residential lots.
