BYLAW - Amend 2213 78 (Dressers of Aurora) - 19881207 - 304588(' '· BY-LAW NUMBER2xJ~-82 OF THE CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW to amend By-law No. 2213-78. WHEREAS it is deemed advisable to amend By-law number 2213-78; NOW, THEREFORE, the Council of The Corporation of the Town of Aurora enacts as follows: 1) That the zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Special Mixed Density Residential (R5) Zone" to "Special Mixed Density Residential (R5-17) Exception Zone". 2) That Section 14.3 is hereby amended by adding the following as Section 14.3.16 "Special Mixed Density Residential (RS-17) Exception Zone". "The existing building on the lands shown zoned R5-17 on Schedule 'A' may be used for a Fashion Consulting Showroom and ancillary offices provided the following: i) The floor space be allocated on the basis of 40 square metres of showroom, 60 square metres of storage, and 45 square metres of office space. ii) The minimum required parking be five spaces. iii) Notwithstanding the provisions of Section 6.31, the minimum required planting strip along the property lines adjacent to residential zones or uses shall be nil. A 1.5 metre high close board fence shall be provided along the entire northern property 1 i ne extending southward a 1 ong the eastern property line, a minimum distance of 13.4 metres. iv) Notwithstanding the provisions of Section 6.27.8, the minimum width of the portion of the driveway adjacent to the existing building shall be 3.7 metres. ' Explanatory Note Re: Zoning By-law By-law No.3o~~-88 has the following purpose and effect: To amend By-1 aw No. 2213-78 as amended to rezone the subject 1 ands from "Special Mixed Density Residential (R5) Zone'' to "Special Mixed Density Residential (R5-17) Exception Zone" to permit the use of the existing building for a fashion consulting showroom and ancillary office. In order to accommodate the required five parking spaces, an exemption from the standard By-law requirement for 1.5 metre (4.9 foot) planting strips at the north and east property lines has been granted. A 1.5 metre (4.9 foot) high close board fence is to be provided along the northern and rear portion of the eastern property lines in order to screen the parking lot from abutting residential uses. An additional exception to the driveway width requirement for the portion of the driveway adjacent to the building is granted in recognition of the siting of the existing structure.
