BYLAW - Amend 2213 78 - 19880106 - 295787···,_, BY-LAW NUMBER 2957-87 OF THE CORPORATION OF THE TOWN OF AURORA BEING A ZONING BY-LAW WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the-Council of the Corporation of the Town of Aurora enacts as follows: 1. That Section 15 is hereby amended by adding the following as Section 15.7 Row Dwelling Residential (R6-3) Exception. 15.7 .1 The 1 ands shown zoned R6-3 on Schedule 1 A 1 and more particularly described on Schedule 'H' attached hereto and forming part of this By-law may be used for the construction of 17 townhouses and 6 semi -detached units. In accordance with the following standards: 15.7.2 ZONE REQUIREMENTS Lot Area per Dwelling Unit Blocks 4 and 6 (minimum) Blocks 1, 2, 3 and 5 15.7.3 SITING SPECIFICATIONS Front Yard (minimum) -Buildings on Block 1 -Buildings on Block 2 -Buildings on Blocks 3 and 4 -Buildings on Block 5 Exterior Side Yard for Block 6 (minimum) Side Yard (minimum) In accordance with 15.2.2. Rear Yard (minimum) In accordance with 15.2.2. 180 square metres 230 square metres 2.5 metres 4.5 metres 6.5 metres 7.5 metres 5.0 metres Unobstructed Distance between buildings on the same lot (minimum) In accordance with 15.2.2. Notwithstanding the provisions respecting front yard setbacks garages to each unit must be setback from the property line a minimum of 6,5 metres. 2. - 2 15.7.4 BUILDING SPECIFICATIONS Floor Area per Unit (minimum) In accordance with 15.2.3. Lot Coverage (maximum) Height (maximum) In accordance with 15.2.3. 40 percent That Schedule 'A' attached hereto and forming part of this By-Law is hereby amended by changing the zoning category applying to the lands shown in hatching from "Holding (H) Zone" to "Row Dwelling Residential (R6-3) Exception Zone" and "Environmental Protection (EP) Zone" as shown, and more particularly described on Schedule 'H' attached hereto and forming part of this By-law. 3. No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. The standard front yard setback for the (R6) Zone is a minimum of 7.5 metres. Exception has been made. to allow the front yard on Block 1 to be 2.5 metres, Block 2 to be 4.5 metres, Blocks 3 and 4 to be 6.5 metres. The exterior side yard requirement is 6,0 metres. Exception has been made to allow the exterior side yard on Block 6 to be 5.metres. The lot coverage provisions are 40 percent rather than the required 25 percent. The lot area per dwelling unit for Blocks 4 and 6 are 180 square metres, rather than the required 230 square metres. All other provisions of the R6 Zone are met by the proposal.
