OF THE CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the-Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Section 15 is hereby amended by adding the following as Section
15.7 Row Dwelling Residential (R6-3) Exception.
15.7 .1 The 1 ands shown zoned R6-3 on Schedule 1 A 1 and more
particularly described on Schedule 'H' attached hereto and
forming part of this By-law may be used for the construction
of 17 townhouses and 6 semi -detached units. In accordance
with the following standards:
15.7.2 ZONE REQUIREMENTS

That Schedule 'A' attached hereto and forming part of this By-Law is
hereby amended by changing the zoning category applying to the lands
shown in hatching from "Holding (H) Zone" to "Row Dwelling Residential
(R6-3) Exception Zone" and "Environmental Protection (EP) Zone" as
shown, and more particularly described on Schedule 'H' attached hereto
and forming part of this By-law.
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law 2957-87
By-law 2957-87 has the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora is
to Rezone the subject lands from "Holding (H) Zone" to "Row Dwelling
Residential (R6-3) Zone" to permit the construction of 17 townhouses and 6
semi-detached units. The standard front yard setback for the (R6) Zone is a
minimum of 7.5 metres. Exception has been made. to allow the front yard on
Block 1 to be 2.5 metres, Block 2 to be 4.5 metres, Blocks 3 and 4 to be 6.5
metres. The exterior side yard requirement is 6,0 metres. Exception has
been made to allow the exterior side yard on Block 6 to be 5.metres. The lot
coverage provisions are 40 percent rather than the required 25 percent. The
lot area per dwelling unit for Blocks 4 and 6 are 180 square metres, rather
than the required 230 square metres. All other provisions of the R6 Zone
are met by the proposal.
