This amendment to the Official Plan for the Town of
Aurora, which has been adopted by the Council of
the Corporation of the Town of Aurora, is hereby
approved pursuant to Section 21 of the Planning Act
as Amendment No. 46 to the Official Plan for the
Town of Aurora.

OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6}
of the Planning Act, 1983, hereby enacts as follows:
1. Official Plan Amendment No. 46 for the Town of Aurora, consisting of
the attached maps and explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the
Minister of Municipal Affairs for approval of Official Plan Amendment
No. 46 for the Town of Aurora.
3. This By-1 aw sha 11 come into force and take effect on the day of the
final passage thereof.

PART I -THE PREAMBLE does not constitute part of this Amendment.
PART II -THE AMENDMENT, consisting of the following text and maps
(designated Schedule 'A') constitutes Amendment No. 46 to the
Official Plan for the Town of Aurora.

PART I -THE PREAMBLE
Purpose of the Amendment
The purpose of this amendment is to change the land use designation of the
lands shown on Schedule 'A' attached hereto and forming part of this
amendment from "Urban Residential" to "Commercial" to permit the site to be
developed for business or professional office use.
Location
The lands affected by this amendment are located on Lot 92, Registered Plan
246 as shown on Schedule 'A' attached.
Basis of the Amendment
Council has enacted this amendment in response to the following:
1. The surrounding commercial uses and increasing traffic on Yonge Street
have greatly reduced the desirability of the area for residential use.
2. The applicants have provided information indicating that there is a
growing demand for office space in Aurora.
3. The proposed office use would be complimentary to the surrounding
commercial uses.
4. Through Site Plan Control the parking area of the subject property can
be adequately screened from the existing residential area to the east.

PART II -THE AMENDMENT
Introductory Statement
All of this part of the document entitled PART II -The Amendment,
consisting of the following text and attached map designated Schedule 'A'
(Land Use Plan) constitutes amendment No. 46 to the Official Plan for the
Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): The area indicated on Schedule 'A' attached hereto and forming
part of this amendment is hereby redesignated from "Urban
Residential" to "Commercial".
Item (2): Section 4.5 is hereby amended by adding Section 4.5(f).
The lands designated "Urban Residential" on Lot 92, Registered
Plan 246 may be used for an office building subject to the
following requirements.

That the subject property be placed in a special zoning
category restricting the use of the property to business
or professional office use.
That the building on the subject lands be of a
residential appearance and be set back from Yonge Street
in a manner consistent with the existing houses in the
area.
That the building be no greater than 830 square metres in
area and no higher than 2 storeys.
That the boundary areas be visually screened in order to
provide as much privacy as possible for adjacent
landowners.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be in
accordance with the respective policies of the Aurora Official Plan.
