This amendment to the Official Plan for the Town of
Aurora which has been adopted by the Council of the
Corporation of the Town of Aurora, is hereby
approved pursuant to Sections 17 and 21 of the
Planning Act, s.o. 1983, as Amendment Number 47 to
the Official Plan for the Town of Aurora.

BY-LAW NUMBER 2940-87
OF THE CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Section 11 is hereby amended by adding the following as Section
11.26 Detached Dwelling Second Density Residential (R2-24} Exception
Zone.
11.26.1 USES PERMITTED
In accordance with Section 11.1 hereof.
11.26.2 ZONE REQUIREMENTS
11.26.2.1 Lot Specifications
Lot Area (minimum)
Lot Frontage (minimum)
11.26.2.2 Siting Specifications
460 square metres
13.5 metres
In accordance with Section 11.2.2 hereof.
11.26.2.3 Building Specifications
In accordance with Section 11.2.3 hereof.
2. That the zoning category applying to the lands shown in dark outline
on Schedule 'A' attached hereto and forming part of this By-law is
hereby amended from "H -Holding" to "R2-24 -Detached Dwelling Second
Density Residential Exception".
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
•
By-law ;.tf'io-~7 has the following purpose and effect:
To amend By-law 2213-78 as amended, to change the zoning category applying to the
subject lands shown on the map below from "H -Holding" to "R2-24 Detached Dwelling
Second Density Exception Zone". The 'R2-24' zone would permit one detached dwelling
per 1 ot, accessory bui 1 dings and a home occupation and has the following
requirements.
Lot Area (minimum) 460 square metres (4,951.56 square feet)
Lot Frontage (minimum) 13.5 metres ( 44.29 feet)
The exception which is provided for in the R2-24 Detached Owe ll i ng Second Density
Res i denti a 1 Exception Zone is the reduction of the frontage requirement from 15
metres (approximately 49 feet) to 13.5 metres (approximately 44 feet). The
exception is to permit development of the subject lands for four single family
detached dwellings.
