ADOPTION BY-LAW FOR" OFFICIAL PLAN AMENDMENT NO. 47
BY-LAW NUMBER 2938-87
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section 17 (6)
of the Planning Act, 1983, hereby enacts as follows:
1. Official Plan Amendment No. 47 for the Town of Aurora, consisting of
the attached maps and explanatory text, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the
Minister of Municipal Affairs for approval of Official Plan Amendment
No. 47 for the Town of Aurora.
3. This By-1 aw sha 11 come into force and take effect on the day of the
final passage thereof.

(designated Schedule 'A') constitutes Amendment No. 47 to the
Official Plan for the Town of Aurora.

.... PART I -TH~ PREAMBLE
Purpose of the Amendment
The purpose of this amendment is to change the land use designation on the
subject 1 ands shown on Schedule 1 A 1 attached hereto and forming part of
this amendment from "Urban Residential" to "Commercial" to permit the site
to be used for a restaurant on the first floor and overnight accommodation
on the second floor.
Location
The lands affected by this amendment are Part of Lot 90, Registered Plan
246, municipally known as 163 Yonge Street North.
Basis of the Amendment
Council has enacted this amendment in response to the following:
1. The surrounding commercial uses and increasing traffic on Yonge Street
have greatly reduced the desirability of the area for residential use.
2. The proposed use of a restaurant and overnight accommodation would be
compatible and complimentary to the surrounding commercial uses.
3. Through Site Plan Control the parking area of the subject property can
be adequately screened from the existing residential area to the east.

Introductory Statement
All of this part of the document entitled PART II -The Amendment,
consisting of the following text and attached map designated Schedule 'A'
(Land Use Plan) constitutes Amendment No. 47 to the Official Plan for the
Town of Aurora.
Details of the Amendment
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): The area indicated on Schedule 'A' attached hereto and forming
part of this amendment is hereby redesignated from "Urban
Residential" to "Commercial".
Item (2): Section 4.5 is hereby amended by adding Section 4.5(g).
i) The lands designated "Commercial" on Part of Lot 90,
Registered Plan 246 may be used for a restaurant on the
first floor and overnight accommodation on the second
floor.
i i) That the bui 1 ding on the subject 1 ands be of a
residential appearance.
iii) That the building be no greater than 560 square metres in
area and no greater than 2 storeys in height.
iv) That the boundary areas be visually screened in order to
provide as much privacy as possible for adjacent
residential landowners.
Implementation and Interpretation
The implementation and interpretation of this Amendment shall be in
accordance with the respective policies of the Aurora Official Plan.
