OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That the zoning category applying to the lands shown in hatching on
Schedule 'A' attached hereto and forming part of this By-law is hereby
amended from "R5 -Special Mixed Density Residential Zone" to "R5-14 -
Special Mixed Density Residential Exception Zone".
2. That Section 14.3 is hereby amended by adding Section 14.3.13 "R5-14 -
Special Mixed Density Residential Exception Zone".
The existing building on the lands shown zoned R5-14 may be used for a
total of 8 dwelling units provided that not less than 12 parking
spaces are provided to the rear of the building and screened in
accordance with the provisions of Section 6.27.5 and that the minimum
distance between the driveway and intersection of street lines
measure.d a 1 ong the street 1 i ne intersected by such driveway be 13.3
metres. Notwithstanding the provisions of Section 6.27 .8 the minimum
width of ingress and egress shall be 3.5 metres.
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

. Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
To amend By-law 2213-78 as amended to change the zoning category applying to the
subject lands shown on the map below from "R5 -Special Mixed Density Residential" to
"R5-14-Special Mixed Density Residential Exception Zone".
ne R5 Exception Zone permits the subject lands to be used for four dwelling units in

That the driveway access be located off Walton Street.
That 12 parking spaces are provided to the rear of the building screened with a
strip of 1 and not 1 ess than 1. 5 metres ( 4. 9 feet) in width, planted with
suitable trees not less than 1.5 metres (4.9 feet) in height.
That the minimum width of the driveway entrance be 3.5 metres (11.5 feet).

404/83, made by the Lieutenant Governor-in-Council under subsection 17 of
section 34 of The Planning Act {1983). I also certify that the 35 day
objection period expired on October 21, 1987 and to this date no notice
of objection to the by-law has been filed by any person in the office of the
Clerk.
