BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Section 10 is hereby amended by adding the following as Section
10.9 Detached Dwelling First Density Residential (R1-7) Exception Zone.
10.9 USES PERMITTED
in accordance with Section 10.1
10.9.1 ZONE REQUIREMENTS
10.9.1.1 Lot Specifications
in accordance with Section 10.2.1
10.9.1.2 Siting Specifications
Front Yard (minimum) -in accordance with Section 10.2.2
Rear Yard (minimum) -in accordance with Section 10.2.2
Interior Side Yard -in accordance with Section 10.2.2
Notwithstanding the provisions of Section 6.48 .1 an open
roofed porch not exceeding one storey in height may extend
into an interior side yard a maximum of 2.5 metres
Exterior Side Yard - 6 metres
10.9.1.3 Building Specifications in accordance with Section 10.2.3.
2. That the zoning category applying to the lands shown in dark outline
on Schedule 'A' attached hereto and forming part of this By-law is
hereby amended from "H -Holding" to "Rl-7 -Detached Dwelling First
Density Residential Exception".
3. No part of this By-1 aw shall come into force until the provisions of
the Planning Act have been complied with but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note ..
By-1 aw 2869-86 has the following purpose and ,.effect:
To amend By-law 2213-78 as amended, to change the zoning category applying to
the subject lands shown on the map below from "H -Holding" to "R1-7 Detached
Dwelling First Density Residential Exception Zone". The 'Rl-7' zone would
permit one detached dwelling per lot accessory buildings and a home occupation
and has the following requirements:
Lot Area (minimum) 2,000 square metres (approximately 1/2 acres)
Lot Frontage (minimum) 30 metres (approximately 100 feet)
The exceptions which are provided for in the R1-7 Detached Dwelling First
Density Residential Exception are a reduction of the exterior side yard
requirement from 9 metres (approximately 20 feet) which is necessary because
of a required road widening and an exemption to the General Provisions which
would allow a one storey open roofed porch to extend into an interior side
yard for up to 2.5 metres (approximately 8 feet). This is being permitted to
all ow a design theme which ca 11 s for porches on both the front and sides of
some homes.

of the Corporation of the Town of Aurora, pa~sed by the Council of the
Corporation on the 17th day of June , 1987 was given in
the manner and form and to the persons prescribed by Ontario Regulation
404/83, made by the lieutenant Governor-i n-Counci 1 under subsection 17 of
section 34 of The Planning Act (1983). I also certify that the 35 day
objection period expired on July 22nd, 1987 and to this date no notice
of objection to the by-law has been filed by any person in the office of the
Clerk.
