BYLAW - Amend 2213 78 - 19871021 - 293987BY-LAW NUMBER 2939~87
OF THE CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. Section 32 is hereby amended by adding the following after the last
paragraph of Section 32.2.2.
"Notwithstanding the provisions of Section 3.2.1 the lands shown zoned
"H-1 Holding Exception" may be created as a separate lot provided that
no building or structure may be erected on the lot."
2. That the zoning category applying to the lands shown in dark outline
on Schedule 1 A 1 attached hereto and forming part of this by-1 aw is
hereby amended from "H -Holding" to "R1 -Detached Dwelling First
Density Residential" and "H-1 Holding Exception".
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof •

Expl.anatory Note
Re: Zoning By-law
By-law~2939-87 rezones the subject lands from "H -Holding Zone" to "H-1 Holding
Exception Zone" and "R1 -Detached Dwelling First Density Residential Zone". The
amendment to the zoning by-law is to facilitate the severance of a 3.74 hectare
(9.26 acre) parcel of land for future subdivision, permitting the .306 hectare
(.758 acre) parcel to remain in its use as a single family residence. The "H-1
Holding Exception Zone" permits the creation of a separate lot but prohibits the
\,,, construction of any structure such that the lands could not be developed without a
further amendment to the Zoning By-law. The rezoning of the smaller parcel to "R1"
is to bring the lands into conformity with the Zoning By-law.

Corporation on the 21st day of October , 19£ was given in

404/83, made by the Lieutenant Goverttor-in-Council under subsection 17 of
section 34 of The Planning Act (1983). I also certify that the 35 day
objection period expired on November 25,1987 and to this date no notice
of objection to the by-law has been filed by any person in the office of the
Clerk.
