BYLAW - Amend 2213 78 - 19870617 - 291787' '· -' BY-LAW NUMBER 2917-87 OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA BEING A ZONING BY-LAW WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1. That Section 15 is hereby amended by adding the following as Section 15.6 Row Dwelling Residential (R6-2) Exception. 15.6.1 The lands shown zoned R6-2 on Schedule 'A' may be used for the construction of 90 row house units in accordance with the following standards: 15.6.2 ZONE REQUIREMENTS Lot Frontage (Total Parcel) (minimum) -250 metres Lot Area per Dwelling Unit (minimum) -400 square metres 15.6.3 SITING SPECIFICATIONS Front Yard (minimum) -(Highway 11) -most northerly group of buildings 13 metres -all other buildings -34 metres Side Yard (minimum) 7.5 metres Rear Yard (Old Yonge Street) (minimum) -7.5 metres Unobstructed distance between buildings (minimum) - 3 metres 15.6.4 Building Specifications Minimum Floor Area per Unit 95 square metres Lot Coverage (maximum) Height (maximum) 25 percent 10 metres 15.6.5 Notwithstanding the provisions of Section 15.3.1.2 the minimum depth of privacy fence shall be 4 metres. 2. That Schedule 'A' is hereby amended by changing the zoning category applying to the lands shown in dark outline from "Holding (H) Zone" and "Environmental Protection (E.P.) Zone" to "Row Dwelling Residential (R6-2) Exception Zone" and "Environmental Protection (E. P.) Zone" as shown on Schedule 'A' attached hereto and forming part of this by-law. ' . . - 3. - 2 - No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. "''- j '----~---··------ Explanatory Note By-law has the following purpose and.effect: To amend By-law Number 2213-7B to change the zoning category from "Holding (H) Zone" and "Environmental Protection (E.P.) Zone" to "Row Dwelling Residential Exception (R6-2) Zone" and "Environmental Protection (E.P.) Zone" as shown. The R6-2 zone is specifically written to apply to the subject lands. It permits 90 row houses on the property which is a lower number of units than the R6 Zone would normally permit. The density is established on the basis of 1 dwe 11 i ng unit for each 400 square metres ( 4, 300 square feet). The frontage of the total parcel is 250 metres (820 feet). Special more restrictive set backs from Yonge Street have been established to ensure that a wide open space area remains adjacent to the street. At the northerly end, the buildings may come as close as 13 metres (42.6 feet) to Yonge Street. All other buildings must not be closer then 34 metres (111.5 feet). The other siting specifications are the usual requirements for a R6 zone. The requirement for a privacy fence adjacent to each dwelling unit has been reduced from 6 metres (19.7 feet) to 4 metres (13.1 feet). This document amends the explanatory note circulated with the Notice of Passage of By-law 2917-87 on June 18th, 1987, and correctly reflects the provisions of the amending By-law 2917-87. In the original circulation, the special set backs from Yonge Street were incorrectly referred to as 14 metres (45.9 feet) to Yonge Street and 35 metres (ll4.8 feet) to Yonge Street respectively.
