OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. Section 23 is hereby amended by adding the following as Section 23.4.
Notwithstanding the provisions of Section 23.2.3 respecting maximum
building height the maximum building height of the lands shown zoned
C4-4 on Schedule 'A' shall be 15 metres. All other provisions of
Section 23 shall apply to the subject lands.
2. Section 19.2.1 is hereby amended by adding the following as Section
19.2.1.1.
Notwithstanding the number of loading spaces required by Section
19.2 .1, the number of loading spaces required for the lands shown
zoned C4-4 on Schedule 'A' shall be 2.
3. The zoning category applying to the lands shown in hatching on
Schedule 'A' attached hereto and forming part of this By-law is hereby
amended from "C3 -Service Commercial (Urban) Zone" to "C4-4 -
Shopping Centre Commercial Exception Zone".
4. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

' . Explanatory Note
By-law has the following purpose and effect:
To amend the zoning category applying to the subject lands from "C3 -Service
Commercial (Urban) Zone" to "C4-4 -Shopping Centre Commercial Exception
Zone" to permit the lands to be redeveloped for a shopping centre. The
present maximum building height in the C4 zone is 10 metres (32.3 feet). The
proposed shopping centre has an office component at the north end which would
require 15 metres (49.2 feet) in which to be constructed. The minimum loading
requirement is being amended from 3 to 2 spaces. The uses presently permitted
by the C3 (Urban) Zone are as follows:
-animal hospitals
-antique shops
automobile service stations and service centres
-automobile washing establishments
-clinics
-convenience retail stores
-dry cleaner's distribution depots
-dry cleaning establishment (2597-83)
-gasoline bars
-garden and nursery sales and supply establishments
-hotels, motels and tourist homes
-motor vehicle and trailer sales areas
-public garages, mechanical
-public transportation terminals
-restaurants and take-out restaurants
-supermarkets
-retail stores accessory to the above
one apartment dwelling unit in accordance with the provisions of Section 7.4
-outside storage in accordance with the provisions of Section 19.3 may be
permitted in conjunction with an above noted permitted use
The uses which would be permitted by the C4-4 zone are as follows:
-automobile service centre
-banks or financial establishments
-bowling alleys
-business and professional offices
-clinics
-drug stores
-dry cleaning establishments (2597-83)
-libraries, post offices
-laudries
-gasoline bars and automobile washing establishments
-medical and dental laboratories
-places of entertainment
-personal service shops
-restaurants
-retail stores
-supermarkets
1 apartment suite per shopping centre for caretaker accommodation in
accordance with the provisions of Section 7.4

404/83, made by the Lieutenant Governor-in-Council under subsection 17 of
section 34 of The Planning Act ( 1983). I also certify that the 35 day
objection period expired on September 2, 1987 and to this date no notice
of objection to the by-law has been filed by any person in the office of~he
