BY-LAW NUMBER 2912-87
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. The zoning category applying to the lands shown in hatching on
Schedule 'A' attached hereto and forming part of this By-law is hereby
amended from "R5-12 -Special Mixed Density Residential Exception
Zone".
2. Section 14.3 is hereby amended by adding Section 14.3.11 "R5-12 -
Special Mixed Density Residential Exception Zone".
The existing building on the lands shown zoned R5-12 may be used for
"Professional Offices" excluding medical offices and commercial retail
but may permit an art gallery or studio provided the following:
i) the minimum required parking be 9 spaces
ii) notwithstanding the provisions of Section 6.31.1 the minimum
required planting strip along the north and south side of the
property be 1.5 m
iii) the front yard setback of the building be a minimum of 4 metres
iv) the required manoeuvring space behind the parking stalls be 6
metres.
All other provisions of Section 14 shall apply.
3. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law
By-law has the following purpose and effect:
To amend By-law 2213-78 the Zoning By-law in effect in the Town of Aurora to
permit the following:
That the building located at 79 Yonge street North (shown on the map below)
now used as a residence, may now be used for "Professional Offices• excluding
medical offices and collllllercial retail but may permit an art gallery or
studio. Nine parking spaces will be provided to the rear of the building.
The minimum required planting strip along the north and south property lines
shall be 1.5 m (5 feet). The front yard setback of the building shall be a
minimum of 4 m (13 feet) • The required manoeuvring space behind the parking
stalls shall be 6 m (20 feet) •
