Official Plan Amendment No. 44 for the Town of Aurora, consisting of the attached maps and ex plana tory text, is hereby adopted. 2. /The Clerk is hereby authorized and directed to make application to the Minister of Municipal Affairs and Housing for approval of Official Plan Amendment No. 44 for the Town of Aurora • 3. ""-'~·-•~--·· :-: ''""''"""""~~·- () _J t:'Lt - 2 - ~~g T I -THE PRE~~~h£ Purpose The purpose of this amendment is to change the land use designation of the lands shown on Schedule "A" attached hereto and forming part of this amendment from "Commercial" to "Urban Residential". Location The lands affected by this amendment are located in Part of Lot 1, Plan 246 as shown on Schedule "A". Basis of the Amendment I. The subject lands are part of a parcel having approximately 6 hectares of area which was originally intended as the site of a Community Shopping Centre. The site was zoned for that purpose in 1974. Since that time the land owner requested that the zoning be amended to permit a considerably scaled down "theme" shopping centre having approximately 3700 square metres of commercial floor area with residential apartment units on the upper floor. The centre is based on an old English theme with the stores surrounding an open square and was constructed in 1981. The applicants now propose to expand the shopping centre by approximately 3250 square metres carrying on the theme. The lands to the west of the shopping centre expansion are the subject of this amendment. It is now intended that these lands comprising approximately I hectare would be used for medium density residential thus creating a transition between the existing residential to the west and the expanded shopping centre. 2. Details of the Al!Jendl!J~ The Official Plan of the Town of Aurora is hereby amended as follows: The area indicated on Schedule "A" attached hereto and forming part of this amendment is hereby redesignated from "Commercial" to "Urban Residential".
