OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
The Council of the Corporation of the Town of Aurora, under Section
17(6) of the Planning Act, 19&3, hereby enacts as follows:
1. Official Plan Amendment No. 37 for the Town of Aurora,
consisting of the attached maps and explanatory text, is hereby
adopted.
2. The Clerk is hereby authorized and directed to make application
to the Minister of Municipal Affairs and Housing for approval of
Official Plan Amendment No. 37 for the Town of Aurora.
3. This By-law shall come into force and take effect on the day of
the final passage thereof.

PART II -THE AMENDMENT, consisting of the follpwing text and maps

PART I -THE PREAMBLE
Purpose
The purpose of this amendment is:
1. To change the land . use category applyingi to Part of Lot 85,
Concession 1, E. Y .S. from 'Rural' to 'Urban Separator' and
'Urban Residential'.
2. To provide policies for the development of the Urban Residential
area.
Location
This Amendment consists of two parts which shall be referred to as
items (1) and (2).
Item (1): The lands affected by this Amendment are those in Part of Lot
85, Concession 1, E. Y.S. more particularly described on Schedule
'A' attached.
Item (2): Section 4 Subsection (4)b.A is amended by adding a new
paragraph after the last paragraph.
Basis of the Amendment
Council has enacted this Amendment in response t? the following:
1. The site is directly abutting to the south an urban serviced area of
the Town of Aurora which is bounded to the west and north by flood
prone lands and the east by the Canadian Na tiona!! Railway.

Policies are being added to the urban residential category rei a ting to
the subject lands which require that development densities be reduced
toward the northern edge of the amendment area and adjacent to
existing houses. As well, special policies are allowing low rise
multiple density residential adjacent to Yonge Street the intent of
which is to provide more open space on the prqperty thereby easing
the transition from 'Urban' to 'Rural' in this location.
The lands fronting Yonge Street and St. John's Sideroad are being
designated 'Urban Separator' to attempt to retain, the rural appearance
of the entrance to the community from the north \lnd also to provide a
separation from the urban community to the north. This implement
Goal 3 of Section 3.3 of the Official Plan which is "To maintain an
identifiable and distinct community." Objective (C) in relation to this
goal is to establish an area of no urban scale ·development between
the urban area of Aurora and the northern and southern boundaries.

The Official Plan of the Aurora Planning Area is hereby amended as
follows:

category applying to that part of Lot 85, Concession 1,
E. Y .s. shown on Schedule 'A' to ~his Amendment from
'Rural' to 'Urban Residential' and 'Urbiln Separator'.

The lands designated for Urban Residential Uses in Lot 85, Concession
1, E. Y .S. may be used only for low density residential development at
minimum 15 metre lot frontages except as otherwise provided herein. It is
intended that lot sizes will be larger than 15 metres frontage adjacent to
existing large lot residences. As well, as the Urban Residential category
reaches its northern limit near St. John's Sideroad larger lot sizes will be
required.
On lots 5-10 inclusive registered plan 461 low rise medium density
development may be permitted provided that it is set well back from Yonge
Street and that appropriate landscaping and design elements are
incorporated into the development so as to make it compatible with
surrounding residences.

This amendment to the Official Plan for the Town of
Aurora, which has been adopted by the Council of
the Corporation of the Town of Aurora is hereby
modified under the provisions of section 17(9) of
the Planning Act as follows:
1. Part II, The Amendment, Details of The
Amendment, Page 5, the new policy entitled,
'Policies Affecting Lot 85, Concession 1,
E.Y.S.' is modified by deletion of the last
paragraph beginning with the words, 'The lands
fronting on Yonge Street ••• • and replacing the
said paragraph with the following: ·
"The lands fronting on Yonge Street and St.
John's Sideroad are designated Ur~an
Separator. Lots may be permitted,to extend
into the Urban Separator category~provided
that such lots do not encroach upon the
1:100 year flood plain of Tannery Creek."
As thus modified, this amendment is hereby approved
pursuant to sections 17(9) and 21 of the Planning
Act, as Amendment No. 37 to the Official Plan for
the Town of Aurora, SAVE AND EXCEPT for tqe
following which is hereby deferred pursuant to
section 17(10) of the Planning Act, s.o. 1983.

Amendment, Page 5, Item (2) insofar as it
applies to lands outlined in red and labelled
Deferral No. 2 on Schedule 'A' to the
amendment, which lands are within 300 metres of
