BYLAW - Amend 2213 78 - 19861117 - 286586BY-LAW NUMBER 2865-86
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts
as follows:
1. That Section 15 is hereby amended by adding the following as Section
15.5 "Row Dwelling Residential (R6-1) Exception."
15.5.1 The lands shown zoned R6-1 on Schedule 'A' may be used for
the construction of 107 row house units in accordance with
the following standards.
15.5.2.1 Lot Frontage (minimum) per unit
- 3 or 4 bedroom units - 6 m
- 2 bedroom units -5.3 m
15.5.2.2 Siting Specifications -in accordance wih 15.2.2
15.5.2.3 Building Specifications
Floor area (minimum) in accordance with 15.2.3
Lot Coverage 30 percent
Height (maximum) in accordance with 15.2.3
Notwithstanding ~he provisions of Section 15.3 private outdoor living
areas shall be provided for each dwelling adjacent to the wall of the
dwelling unit, and have access to a habitable room other than a
bedroom having a minimum width of 6 metres by 5.3 metres which area is
defined by a fence extending for 3 metres of the depth of the area.
2. Section 6.26.1.2 is amended by adding the following clause.
Notwithstanding the above provisions the parking requirement for the
lands shown zoned R6-1 shall be 240 spaces.

3. The zoning category applying to the lands shown in dark outline on
Schedule 'A' attached hereto and forming part of this by-law is hereby
amended from "H-Holding Zone" to "R6-1-Row Dwelling Residential
Exception Zone" and "E. P. -Environmental Protection Zone" as shown
on Schedule 'A'.
4. No part of this By-law will come into force until the provisions of
the Planning Act have been complied with but subject to such
provision~ the by-law will take effect from the day of passing
thereof.
